With the acceleration of urbanization in our country,the old urban street construction and management model is incompatible with the development trend of urban street in the new era and new background,resulting in the construction of open space in most urban streets.The open space of urban streets and lanes is the best place for people to carry out various public activities nearby.It is the most memorable part of the city,and reflects the spirit and vitality of the city to a large extent.Urban streets and lanes are not only the main carriers of traffic,but also the generators of urban vitality.The open space of streets and lanes is an important part of urban open space.It can be said that the quality of open space of streets and lanes determines whether people stop in the streets and lanes for activities.Therefore,improving the quality of Street open space is an important means to improve the outdoor living environment of urban residents.Based on the importance of Urban Street open space for people's lives,the value evaluation of Urban Street open space has become a problem that has to be solved.But for a long time,the quality of the open space environment of streets and lanes is judged and described by subjective qualitative feelings,and the quantitative research on the open space of urban streets and lanes is scarce.Open space elements,like many environmental elements,are non-market commodities and cannot be directly evaluated as commodities,although they have their own resource value and use value.In order to solve the above problems,this paper chooses the open space of four representative street communities in Haikou downtown as the research object.At the same time,the concepts of utilization value of open space and utilization value of open space are introduced.On the one hand,the actual use value of open space(M)is evaluated by the evaluation of index factors.On the other hand,because the value of open space in urban streets and lanes is difficult to quantify directly,this paper introduces Hedonic method to divide the components of housing into internal attributes and external environmental factors.The internal attributes are the structural elements of the house,and the external environmental factors include the four dimensions of the open space:safety,functionality,comfort and ornamental indicators.On this basis,the value of the open space of urban streets and lanes is calculated by multiple linear regression model.Thus,the actual utilization efficiency of open space,i.e.?=M/a,can be obtained.In order to judge whether the open space of streets and lanes in Haikou is inefficient,that is.to find the optimal actual utilization efficiency of open space.The author uses two methods of government evaluation and questionnaire to determine the validity of standard reference sample(Jurenfang Community,Longhua District,Haikou).calculates the actual utilization efficiency standard of the street community,and compares it with the actual utilization efficiency of the street open space of the research sample(Aihua Community,Xiuying District,Haikou Qiongshan District,Gaodeng Community and Wanfu Community,Meilan District Haikou).By comparing,we can judge the inefficiency of open space and build an evaluation system of the inefficiency of open space in urban streets and lanes.If the sample criterion is used,the open space of the sample is fully utilized.On the contrary,the sample<criterion indicates that the sample is in an inefficient state of use.The results show that the actual utilization efficiency of the open space in Gordon community is higher than the standard,and the open space is fully utilized.On the contrary,the actual utilization efficiency of the open space in Aihua community and Wanfu community is lower than the standard value,which leads to inefficient waste.Finally,on the basis of the evaluation results,this paper puts forward five design suggestions to improve the open space of urban streets and lanes.
