Study On Rural Area Planning Of North Of Futian, Huizhou And Problems Discussion

Around Chinese metropolis there are widely distributed rural areas which have no unique resources for development. Due to the impact of urbanization, rural hollowing phenomenon became more and more serious. Low resource utilization efficiency make Rural development unsustainable. How to avoid the agricultural recession and realize the economic transformation in the ordinary rural areas around the metropolis? How to promote the rural value and promote the interaction between urban and rural areas? How to improve the efficiency of resource utilization and ensure the sustainable development of ecological environment? Those are the problems that ordinary rural areas around metropolis need to solve. This paper puts forward a development mode of innovation for ordinary rural areas around metropolis called “rural ecological agricultural real estate”. Also this paper tries to put up some suggestions and strategies solving the difficulties and contradictions in reality based one the failure experience in the planning of Futian Town in northern rural areas.First of all, this paper explains the planning of the rural area in the northern part of the Futian town? Then based on the Analysis of the situation of economic development and environmental resources’ characters in the rural area in the northern part of the Futian town, A new leisure agriculture mode which can provide agricultural experience service is brought up. The main purpose of the mode is to use the rural environment for developing eco system, fitness and entertainment facilities and expanding leisure function. The feature of the planning is using rural ecological living value for developing rural eco-agricultural real estate, endowing rural area the function of urban living.Secondly, this paper explains what is rural eco-agricultural real estate. The concept, theoretical foundation, design method and ecological standard of rural ecological agriculture real estate is brought up. Rural eco-agricultural real estate is a value-added agricultural project providing ecological living environment and a healthy lifestyle for citizens. It is one of rural gentrification process. The project, presented in space as combination of scattered land for construction and land for agriculture, can guide rural areas to construct ecological sustainable development mode.Once again, the reason why the planning of rural areas in the northern part of the Futian town has failed is answered. In reality, the rural eco-agricultural real estate with multiple benefits is difficult to promote as encountering some obstacles from the national existing system. There are contradictions between the land use demand in the planning and the current land system, including land system management, land use regulation, land classification standards and land transfer policy issues.
