A Study Report On Residents' Satisfaction After Resident Of Shanty Residents

The study intends to survey the residents satisfaction of shanty town residents who movefrom old houses to heng community. Heng community is the gathering place of shanty townresidents who remove their old houses. There are30residents in the study, who come fromDatong city, Shanxi Province. And they are stratified random samples. The study usessemi-structured interview method to collect data, especially the face to face interview. And thedata is put in SPSS(Statistical Package for the Social Sciences) and processed by frequencystatistics and chi-square test. Results show that, only20%of shanty town residents are notsatisfied with their living status after they relocate to heng community, the rest of theresidents are satisfied with or can accept their living status after they relocate to heng community.Frequency statistics results show that, in the aspect of living demand, most shanty townresidents can accept the purchase price of affordable housing policy. If they want to purchaseanother, most of shanty town residents can accept price which is less than2000yuan. Theyprefer to the house whose area is in70to90square meters, whose pattern is two rooms, who isnear the schools, hospitals and food shopping center, whose community is equipped with fitnessequipment and often organizes recreational activities. And most of them enjoy working withpeople of the same neighbors. In terms of influencing factors, shanty town residents stated thattheir firstly considering factors, in turn, is the purchase price, door model design, residentialgross floor area, the surrounding environment, supporting facilities and community culture whenthey buy a apartment. At the same time, shanty town residents also indicate that they consider thepsychological contract with the community service organization, surrounding environment,community culture, supporting facilities, door model design, and so on as the key factors whichinfluence residents satisfaction when they move from old houses to heng community. Chi-squaretest results show that, the gap between the psychological expectation of shanty town residentswhen they plan to buy a apartment and the realistic condition after they live in is not related withthe residents satisfaction when they move from old houses to heng community. But their gender,age and culture level is related with the residents satisfaction when they move to hengcommunity, as will if their privacy can be protected, their social interaction situation, theirunderstanding of housing policy, their evaluation of housing policy，s implementation, and theirpsychological contract to developers and community services. To be specific, female is found tobe more satisfied than male in residents satisfaction when they move to heng community; andyounger people and elderly are found to be more satisfied than middle-aged man in residentssatisfaction when they move to heng community; and the residents satisfaction of shanty townresidents moving to heng community goes down when their cultural level goes up; and the shanty town residents，residents satisfaction goes up when they move to heng community andfeel that new house can protect their personal privacy; and the residents satisfaction of shantytown residents who live in harmony with their neighbors and live far from their relatives ishigher than that who do the opposite when they move to heng community; and the residentssatisfaction of shanty town residents who is not familiar with affordable housing policy andconsider affordable housing policy is implement is higher than that who do the opposite whenthey move to heng community; and the residents satisfaction of shanty town residents whodevelop a psychological contract to developers and community services is higher than that whodo the opposite when they move to heng community.
