In recent years, real estate has a greater influence on Chinese national economy. The nature of real estate industry decides the growing financing demands. The main financing channel of real estate enterprises is still bank loans. But real estate developers need long time for marketing and leasing. Because real estate developers need high cost of development and the own funds of most of our real estate developers is less than20%, there is a long-term status for the shortage of funds. With the continuous regulation of real estate industry and the implement of moderately tight monetary policy, banks are faced with credit squeeze. And real estate enterprises get into the trouble of the difficulty of financing. In order to face with the credit policy of liquidity squeeze and increase the banks, return on assets, most commercial banks issue a lot of financial management products of trust loans. Cooperating with the trust companies, the commercial banks concentrate the customers funds as financial management products to issue loans in disguise or to replace the outstanding mortgages for the companies of high quality.Such as the projects of real estate industry,which need high demand of capital, the proportion of their own funds in total investment is low. According to the result of project evaluation, banks will issue loans to such a project. The commercial banks rate and screen the company customers strictly while issuing financial management products of trust loans. In order to reduce the loan risk,they also evaluate the loan projects comprehensively and judge the feasibility and economic benefit.This paper reviews the theory of project evaluation and financial management products of trust loans, and discuss the specific and practical problem about how the theory and method of project evaluation apply real estate investment project. This paper mainly studies the engineering construction of the third stage of Kunming LuoShiwan international shopping mall.The emphasis of study is the demand of market, conditions of construction, scale of construction, estimation of investment, financial evaluation and so on. Through collating and analysing of data after surveying and collecting, this paper uses the combination of qualitative analysis and quantitative evaluation, and of statical analysis and dynamic analysis. It measures and calculates the indexes of financial evaluation and evaluates the profitability indicators, solvency indicators and uncertainty analysis.And it puts forward the possible risk factors. At last,it draws the evaluation conclusions of this project and puts forward the measures of risks control.Through systematic demonstration,calculating and analyzing, this paper finally put forward the evaluation conclusion of the trust project of the third stage of Kunming LuoShiwan international shopping mall.It demonstrate that this project is feasible in finance and rational in economy. China Minsheng Banking Corp.Ltd will conduct the business of financial management products of trust loans and invest Zhonghao Real Estate Company using the gathering capital by selling the financial management products.
