Throughout this paper is divided into six parts, the first part describes the background and the source of the data of case study. The second part is the descriptive statistics, respectively, from the investment of Fengtai District Beijing City real estate sales, and the scale of housing vacancy rate, as well as Fengtai District land use descriptive analysis. The third part is the regional carrying capacity index system, the population scale and population quality, resource consumption and environmental quality, using the method of principal component analysis and regression analysis method and nonlinear, curve equations were constructed, and the number of interval number of optimal population scale by combination of three from Beijing city of Fengtai District. The fourth part is the analysis of the Fengtai District real estate demand, Fengtai District’s real estate demand mainly depends on the number of population, population growth rate and the use of urban residents per capita housing area of these three variables. The fifth part combines the first four parts, bearing capacity analysis is given in Beijing City real estate development in Fengtai District. The sixth part is the conclusion and suggestion, in fact is the former parts together, according to the Fengtai District land use situation, suitable for population and demand equation of real estate in Fengtai District, Beijing City, Fengtai District in order to get the suitable construction area, and take this as the future of Fengtai District real estate development planning, give appropriate advice.
