Research On The Modification Model Of City Village In Kunming City Based On Game Theory

The phenomenon of urban-village is gradually becoming prominent with the accelerate development of cities in China, urban dual-structure problem and the distorted policies of local government and the backward of urban construction. Urban-village has become a protruding problem which will influence the harmonious development, the spanning development and urban function promotion. How to promote urban-village’s transformation steadily has been a major concern for the academia and government departments.There are 336 urban villages in Kunming city, which has safety hidden danger and threatens people’s life and property safety and blocks the construction of regional international cities and world-known toursit cities. By game playing analyze, this text studies how to choose reform mode and optimized direction of policies, which has theoretical value and great practical significance.First of all, I have summarized the background information, the purpose and significance as well as the current situation at home and abroad of the urban-village’s study and put forward the means and designed the content framework. In the second chapter, I have analyzed the current situation, causes, efficiency and existing problem of urban-village in Kunming systematically. Through transformation of urban-village, I think the quality of Kunming city has been improved, the city’s function has been optimized constantly, the general public have got real benefits, reform work is effective, and Kunming has become experienced, however, some serious problems still exist, for example, interest conflicts and imperfect compensation policies and weak working body and etc, which have hindered the urban-village’s reform in Kunming.The third chapter is essential, by utilizing game playing analysis, I have established game playing analysis framework for the government, property developers and villagers, through interest game equilibrium analysis, I have studied and found out there are four reform modes to choose from:the first one is government-led reform mode which has the support from villagers but without theintervene of the property developers; the second one is only the property developers-dominated reform mode with the participation ofgovernment, property developers and villagers; the third one is villagers autonomous reform mode without the intervene of governmentand developers; The fourth one is the participatory reform mode implemented by developers and villagers without the government’s participation. Four modes have advantages and disadvantages, the text analyzes the four modes comparatively in detail, I hold thatthe first and the second modes suit Kunming better. The fourth chapter is also of great significance, by analyzing typical villagereform cases at home and abroad, drawing lessons from the valuable ones, to provide revelation for urban-village reform and mode design. In the fifth chapter, I have put forward suggestions to perfect the Kunming urban village reform modes respectively from the perspectives of the government, property developers and villagers in the light of the theoretical analysis and cases comparison and summary of experience.
