Investment And Financing Research For The Land Along The Railway

Based on the current situation of the land development along the railway, combined with the present situation of the railway enterprises, the thesis puts the land along the railway as the research object, to study how to develop the land, how to get the funds for construction and how to distribute the profits.Through the reference of relevant experience at home and abroad, combining with the present situation of railway land development along the railway in China, the thesis summarizes developing the land alone and introducing the social capital as two ways to carry out the project, and through the comparison of those two ways, the thesis proposes that the railway enterprises should adopt the way of introducing social capital to participate in land development. Then the thesis studies different financing modes under different developing methods, proposing that the railway enterprise jointly funded with the social capital is the best way to get the capital to develop the land along the railway. Finally, the thesis establishes the equity allocation model to solve the profit distribution problems between the railway enterprise and the social capital that take part in the land development project.The conclusion includes:(1)Developing the land along the railway is one of the most effective strategies to solve the financial matters faced by the railway enterprises, and it also in favor for the sustained and healthy development of railway infrastructure in our country;(2)It is good for the railway enterprises to choose the social capital as partner,which can help to obtain the sufficient development funds and management experience to improve the development efficiency, and also can help the railway enterprise to control the developing project when obtaining the development benefit;(3)If the railway enterprise wants to get more development proceeds, the best way is to raise its investment.
