Based on the theory of land rent,land property rights theory and income distribution theory,this paper collects and consults a large number of documents on urban villages and land value-added,combs the government policies and promulgated documents of urban villages transformation in Taiyuan City,and takes the typical example of Huangling Village transformation in Taiyuan City as the research object,and understands the transformation of Huangling village through field investigation.Specific circumstances and reform plan,combined with the development status of real estate industry in Taiyuan City,from the stage of land acquisition and demolition,land transfer and real estate development,respectively,the land value-added income was calculated.According to the different subjects,the distribution of land value-added income generated in the process of urban village transformation among the government,villagers and developers was analyzed,and the existing problems in the distribution were also discussed.Questions and causes,and put forward corresponding countermeasures and suggestions.The main conclusions of this paper are as follows:The life style of villagers in urban villages in Taiyuan has basically converged to that of citizens.Their family economic income mainly comes from housing rent and collective dividend distribution.The key to get villagers' support for urban village reconstruction lies in whether the compensation and resettlement scheme can satisfy the interests of villagers' original higher rent income.During the reconstruction of Huangling Village in Taiyuan City,the land value-added income of villagers,government and developers respectively is 2529.17yuan/ ?,1898 yuan/ ?,3408.42 yuan/ ?.Under the current transformation mode,developers have obtained most of the land value-added income,but the proportion of the government's income to the total income is the lowest,and they have not achieved a higher level in the land transfer link.In the process of urban village reconstruction,the government lacks effective means to recover land value-added.Villagers' land value-added income accounts for a large proportion of the total land value-added income.With the soaring price of house and land in Taiyuan in recent years,there is a problem of excessive compensation and resettlement standards in urban village reconstruction.Most of the villagers have obtained more economic compensation and improvement of living conditions relying on the transformation,which has become a huge benefit for the villagers.Opportunities allocated.
