The purpose of this paper is to hope that through new perspective of sustainable development, to meet the growing needs of the present without compromising the requirements of future generations and the development of starting the formation of the value of our real estate, value-added, cost optimization and management are discussed, as the sustainable development of Chinese real estate industry to provide guidance and learn the theory and practice.The scope of this paper are defined as follows:On the basis of in-depth study of the concept and meaning of sustainable development, the paper from the demand to meet the needs and development of human society starting to explore in depth the concept and connotation of sustainable development based on real estate values, and to explore real estate value added that the formation mechanism of real estate values, establish of real estate value-cost evaluation model based on the sustainable development of the formation of real estate value-cost management, research real estate value and cost optimization management.In this paper, research programs and main contents include:the use of a combination of theory and practice, a combination of qualitative and quantitative research ideas, the use of theoretical research, literature analysis, questionnaire and case study methods such practices.The first part introduces the research background and the scope of the study, based on the study of basic theory, research status at home and abroad literature review, analysis of modern real estate value theory and the modern real estate cost management theory of the status quo, to explore the theoretical significance and practical value, the research method and technical route.The second part starts from the concept of sustainable development of real estate based on value, to study the relationship between the connotation of sustainable development, the demand level and real estate law of its own development, to explore the formation mechanism of the sustainable development of the real estate on the value of the. On the basis of in-depth discussion on the sustainable development of the real estate value of each attribute between dialectical logic and value characteristics based on.In the third part, the paper analyzes the quantitative value of real estate, according to the real estate value survey, establishes a value terms, establishes the real estate value of the index weight analysis model to calculate the value of the weight factors at all levels of indicators to identify the factors affecting the real estate value based on the importance of sustainable development of quantitative analysis, analysis of the characteristics of real estate value, real estate value index established evaluation criteria, comprehensive evaluation of sustainable development based on real estate values.The fourth part of the in-depth analysis of the cost of real estate on the connotation of sustainable development, to reveal the dialectical relations of sustainable development of real estate cost based, by analysing the structure of the whole life cycle cost, re classification of the sustainable development of the real estate construction cost based on cost optimization, real estate management services.In the fifth part, the paper analyzes the complex impact of the relationship between value and cost, established reanalysis model index weight, calculates the cost of factors of weight coefficients at all levels, by factors of sensitivity analysis, which factors determine have a greater impact when the weight change of a system or model, and the calculation results of the stability test trend estimates. The establishment of sustainable development based on real estate value-Cost optimization model, comprehensive evaluates and optimizes sustainable development based on the cost of real estate values.The sixth part of the real estate value-added and cost optimization analysis. This paper will be applied in the field of real estate management for sustainable development, building real estate value-cost management.This paper will combine the state of development of human society, is studied and discussed systematically on China’s real estate value problem solving at present urgently, to construct our country based on the sustainable development of the real estate value-added and cost optimization model, and provide important practical value and theoretical significance for the development of the real estate industry.
