Research On Low-income Residential Satisfaction

In the process of rapid urbanization, housing issue has become one of the major problems with urban development. Housing shortages, high prices, the housing difficulties of low-income groups and other issues is particularly prominent in the development process of the big cities. To solve housing problem of low-income groups is not only related to urban development, but also to social stability. Public rental housing is an important way to solve the urban low-income housing problem, but also to improve the housing conditions of the residents. How to make residents live happily in public housing has become the focus of the government and society. Previous studies on resident satisfaction mainly focus on traditional communities around the city. Little attention has been paid to residential preferences and realization in public rental housing. Most of the Research contents are about the location of public rental community, layout, and management and so forth. They rarely care about Satisfaction Evaluation of public housing residents from the viewpoint of self-perception and the needs of the residents. Moreover, although a relatively mature public rental management mode has formed, and the public rental community adaptability of residents of different types has been taken into account from the perspective of residents, but concerns are still remained focused on how to integrated evaluation system. Therefore, this paper chooses residents satisfaction of public rental community of Chongqing as the research object, and chooses 6 public rental community Kanghuang homeland, Minxin homeland, Liangjiang Residence, Chengnan homeland etc., which can stay longer with high occupancy rate as a case study. The author gets a lot of first-hand information by using qualitative analysis and quantitative research, and other research tools such as questionnaires, in-depth interviews. From the micro perspective, this paper analyzes the status and living satisfaction problems of public housing residents to explore the key factors influencing satisfaction of residents, so as to guide the healthy and orderly development of public rental community.This dissertation is divided into four parts with seven chapters, and is organized as follows:Firstly, based on the theory of resident satisfaction at home and abroad, the present research study combines with fieldwork experience in Chongqing public rental community, building Chongqing resident satisfaction evaluation model and measurements.Secondly, this paper did a descriptive analysis about public rental residential satisfaction of Chongqing, and found that overall satisfaction of the Chongqing public rental residents is at the middle level, indicating that the residents generally recognize the construction of government public housing projects, but for the quality of housing, property management and health-care facilities and other aspects of satisfaction, their satisfaction is low.Next, through the comprehensive but fuzzy satisfaction evaluation of the public housing residents, this paper is to combine the attention and satisfaction of each evaluation factors to reveal key factors affecting residential satisfaction. Analysis shows that the satisfactory results of the fuzzy evaluation focused on two comments "satisfaction" and "general". In each of the evaluation factors, public housing residents are most educational facilities and community public space, while less satisfied with the quality of construction, medical facilities and property management. From the perspective of attention, the public rental housing residents pay more attention to facilities neighborhood, but less attention to the living conditions and community life. The factor that got high attention but less satisfied are property management and health-care facilities.Finally, this paper deeply researches the influential factors of public rental residential satisfaction from three aspects: the individual socioeconomic attributes housing and commuting activities. It found that single groups, the elderly and the neo-migrant have a high satisfaction; the impact of regional factors on resident satisfaction is high; commuting costs also have a great impact on the residential satisfaction.Based on the above analysis, the paper concludes with some suggestions for Chinese public rental housing construction and management.
