Research On Public Rental Housing Residential Satisfaction In Wuhan

China’s affordable housing construction has ushered in a spurt of development since 2010 that it has played a significant role in social economic field. However, the construction, management and operation of affordable housing did not keep pace with its growth in number. Too biased site, quality problems, property maintenance lag, lack of community building, government offside, all these issues are constantly provoked discussions and reflections. After the public rental housing and low-rent housing merger, housing construction, operation and management of public rental housing has become the main study.This paper based on the theory of residential satisfaction and researched the residents of four public rental housing districts by site visits and questionnaires in Wuhan. Mixed with the analysis tools (SPSS, MATLAB and EXCEL) and entropy value method, the residential satisfaction results show that:(1) the public rental housing residents’ residential satisfaction lies in a medium level, it means that the policy of public rental housing has played a positive role in Wuhan; (2) the satisfaction level of location, transportation was low and the partial position couldn’t meet the demands of the residents; (3) under the contrast of Hongshan Mode and Government Construction Mode, we also found that Hongshan Mode got a higher residential satisfaction.Aim to improve the performance of public housing services, we provided some suggestions from the macro and micro perspective:Firstly, from the macro perspective, the government should improve legislation to endow the agencies like Hongshan Affordable Housing Association legal status; adjust the role of government in public rental housing in the operation and management of specific work; explore variety of financing ways, combined with the principle of market price and welfare price; encourage the innovations of public rental housing management.Then, from the micro perspective, the government should focus on the optimization of public rental housing in layout, structure, function design, at the same time, pay attention to the engineering control node, improve the quality of engineering management; rational planning and scientific location; to strengthen the construction of community culture through public rental housing districts and enhance the communication between residents to improve their community identity.
