| The reform of domestic housing policy gradually completes the commercialization, marketization and socialization of housing supply, while, the housing problem of some people has become increasingly critical. In order to solve the housing problem, especially the housing difficulties of low-income people, indemnificatory apartment construction efforts have been strengthened. In this process, Public Rental Housing has become a subject of indemnificatory apartment which gained widespread concern in the community. Since 2010, because of the first large-scale construction, Chongqing has played a more and more important role in operation and management.In this paper, satisfactory theory is used to research the residence status aiming at understanding the needs and expectations of public rental households, exploring the key factors that relate to the status quo of public rental housing quality, thus propose targeted improvement measures to improve public service quality of government departments, at the same time improve livability and residential satisfaction.First, this paper uses relevant principles of satisfactory theory, which refers to views of representative CSI model, to establish a residential satisfaction evaluation model based on the basic properties of the housing and the position of public rental housing in indemnificatory apartment system. This model convert loyalty into trust on public services, introducing a sense of belonging, security, housing stress and other psychological experience and then establish adapted evaluation system through initial formulation and pre-survey. Secondly, this paper applies the extension method based on the questionnaire surveyed in four communities of public rental housing to calculate residential satisfaction evaluation results. Thus the indication of satisfaction can be more objective and quantitative. The results show that residential satisfaction of Kangzhuangmeidi is the best in four communities, while other three public rental households, Chengnanjiayuan, Minanhuafu and Minxinjiayuan, are not so satisfied. Thirdly, this paper analyzes current situations and influential factors of the practical results. Current situations reflect the advantages and disadvantages of Chongqing public rental housing residential satisfaction evaluation results. Influential factors include the direct factors of housing quality and indirect factors of personal characteristics. Finally this paper identifies key factors which affect the residential satisfaction of public rental households, such as quality of the indoor decoration, level of rent, property management, fairness of the system, sanitary condition of public environment and so on, from the perspective of government, community and tenant. Additionally this paper puts forward a couple of related suggestion for improvement. |
