Research On Endowment Real Estate And Development Prospects

In2013, China’s real estate market is still very hot; the price and transactionvolume of the market is still higher. But it is not the central government’s regulationtarget, so in order to control the house price at a reasonable level; the centralcommittee of the Chinese communist party will publish some new policy, which willmake the real estate enterprises feel some discomfort. Therefore, real estate enterprisesare also actively to expand the new market at the edge of the real estate industry,looking for new profit growth space. So the endowment property will be the new target ofsomereal estate enterprises.In addition, the ageing of the population becomes more and more serious inChina, the demands of consumers for pension industry are becoming more and more,and the endowment real estate industry in our country is facing great opportunitiesand challenges in the condition.In this thesis, the author has used the literature research method, researchmethod, case study and explores, learn from foreign advanced experienceof developed countries in the endowment the real estate sector, and do a comparativeanalysis of the development situation of our country and foreign endowment realestate industry. On this basis, the author do a detailed analysis to the JM pension realestate in Shenzhen, Guangdong Province, and found some problems at the real estateindustry of China’s major pension now.Finally, the author also made a number of governments and developerssuggestions, hoping to help formulating of the government policy and developing ofthe developer endowment real estate projects in the future.
