As the elderly’s requirements for the quality of life continue to improve,the elderly’s demand for pension real estate is also increasing.However,at present,the development of old-age care real estate projects is still in the preliminary exploration stage,and there are many and complicated factors affecting the development of old-age care real estate projects.In order to identify the key dynamic factors for the sustainable development of old-age care real estate projects,analyze the structural relationship between dynamic factors and establish a dynamic system,in order to explore the key path and development strategy to promote the sustainable development of old-age care real estate projects,and promote the benign development of old-age care real estate projects..First of all,through referring to relevant literature and field research,interviewing and consulting relevant experts,28 driving forces for the sustainable development of old-age care real estate projects were preliminarily extracted from the aspects of external environment,preliminary planning,development and construction,and operation service.,we used weighted concept lattice-group decisions-laboratory method(DEMATEL)causality of power factor and key factor analysis,the sifting the25 power factors,build up by four primary factors such as the external environment and regional economic development level and 25 second-order factors endowment real estate project sustainable development power factor system.Secondly,the ISM and SD models are used to draw the causal relationship diagram of factors according to the hierarchical structure relationship,draw the system flow diagram combined with the properties of variables,determine the system parameters,establish the parameter equation between each factor,and build the dynamic system for the sustainable development of old-age care real estate project.Finally,taking a pension real estate project in Xi ’an as an example,the dynamic factor system and the dynamic system of the sustainable development of the pension real estate project are used to conduct a simulation study to verify its applicability and feasibility.Based on the simulation results,the dynamic factors and critical paths affecting the sustainable development of the project are analyzed,and the targeted strategies for promoting the sustainable development of the old-age care real estate project are proposed. |
