Today,the aging of the population is becoming more and more serious,the problem of pension has become a hot topic of the current government and the people.By the end of 2014,the proportion of the elderly population over 60 years old in Shenyang has reached 20.83 percent,3.33 percentage points higher than the national average,thus,the aging population situation is relatively more serious in shenyang,the pension problem needs to be solved,the study of the patterns of endowment real estate development is particularly important.Traditional endowment agencies already can't meet the demand of the present diversified elderly endowment,market intervention can effectively solve the increasingly serious problem of an ageing population.In this paper,through a large number of literature research and data collection,based on the analysis of the development of the old-age real estate in the domestic and foreign markets,the development of old-age real estate development model combed into Integrated pension community,In the community development of old-age housing and the corresponding facilities,Resort-based pension,Health care integration four categories,analyzes and researches the development pattern of the old-age real estate market-oriented investment in Shenyang.Based on shenyang endowment real estate macro environment and endowment demand analysis and combined with the data from questionnaire,using Logistic regression analysis,analysis indicates that the dominant factors affecting endowment real estate development mode respectively for the policies and regulations,age,income,health and living conditions.With policies and regulations,age,income,health status,living conditions these five factors as indicators of hierarchical analysis layer,then calculated the four kinds of the weight value of endowment real estate development mode,residential and corresponding facilities in the community development endowment pattern has a weight of 0.401,comprehensive community endowment pattern is 0.215,the medical model is 0.205,vacationing industry pension community is 0.180,and according to the different weight value of four kinds of development pattern of marketization of the current investment in shenyang endowment real estate development mode to carry on the design.In the community development of old-age homes and corresponding facilities is the most suitable for the development of the current pension in shenyang real estate development mode,This development model to achieve the elderly at home while enjoying the professional pension service,can solve the problem of old age pension of the majority of the elderly,but in view of the economic income for the high end customer groups,the other three development models should be appropriate development.It is concluded that the current development of the old-age real estate in Shenyang should be based on the development model of old-age housing and corresponding facilities in the community,and the other three development modes,supplemented by diversified development trends.
