China has the most elderly population all over the world. by the end of 2013, there are 202 million people aged over 60 in China, which accounts for 14.9% of the total population. With the improvement of living standards, the elderly have higher requirements to the quality of daily necessities, shopping convenience, security of medical facilities and diversity of leisure activities. Accelerating the development of community business not only meet the daily needs, but also can mitigate the social burden effectively, which can promote the building of a harmonious society. This paper is based on the theories of the urban living space and micro-location and so on from the social geography. With the survey and researching on units communities, housing communities and transformation of city village, this paper makes a field survey to four communities in Xi’an which represent different kinds of community in reference to the premise of community business model at home and abroad. Through methods of literature analysis and empirical research, together with spss statistical analysis method, the paper has proposed the requirement and model innovation of community business service in Xi’an, and furthermore, put forward suggestions to development of community business after analyzing the reaching distance, frequency of use, quality of facilities, satisfaction, level, requirements to the community business resources of the elderly from different levels. The following conclusions can be made from this paper:(1) there exits problems such as small-scale, backward of facilities, unreasonable layout, single format and function of commercial facilities, the quality and quantity is of obvious shortcomings. Besides, the allocation of the leisure and entertainment facilities is limited, and the units community facilities and commercial community resources can not be shared because of the management system, operating costs and other reasons.(2) There is a positive relationship between the accessibility of community business resource and the living environment, income levels, consumer attitudes of the elderly.(3)The elderly hope that the business facilities can be improved as soon as possible and the delivery to home services can be included in the scope of management, thus the elderly can get the most convenience shopping.(4) The daily consumption behaviors of the elderly are mainly taking place around the communities, showing the distance decay gradually, so is the entertainment and leisure behavior space.(5) In the pension service of Xi’an community business model innovation put forward mode of o2 o business community, "a station type" service mode, space layout mode, old man daily shopping activity behavior rules and the business community spatial relationship patterns, format portfolio model, transport mode and management mode.The article recommends that the government should introduce the policy of community commercial development, improve the commercial formats of the community, choose a right mode of community endowment, strengthen operational and management mechanisms of the community business.
