The real estate industry as the basic industries and pillar of the economy in our country,for our country's economic development and social development made great contributions,deeply affecting China's economic and social progress,people's live.With the development of urbanization,a large number of rural surplus labor force and non-agricultural population into cities and towns,they work,life and consumption behavior has increased the demand for real estate market,at the same time,the real estate market healthy and stable development have higher requirements,promote the development of real estate development speed and quality.Due to the rapid development of the traditional town,rapidly rising demand for real estate market,real estate development process in some problems to be solved.And problems in the real estate development to the government and residents to bring heavy burden,to the health of the real estate industry and urbanization sustainable development provided resistance effect.To this,the central proposed the strategy of "new type of urbanization",compared with the traditional urbanization new urbanization's biggest bright spot is the"people-oriented,sustainable development as a whole.In the new urbanization,the demand for real estate market is not only in quantity,pay more attention to quality,under the background of the new type of urbanization,how to realize the sustainable development of the real estatemarket healthy,stable and long term is a problem worthy of study.Based on the study of existing literature and scholars both at home and abroad on the basis of research results,the traditional urbanization,new urbanization and generalizes the related theory of real estate industry and the current status and problems of urbanization and real estate in our country has carried on the thorough analysis,this paper expounds the background of new urbanization XiaFang the opportunities and challenges facing the real estate,with the development of the urbanization process was discussed from the aspects of qualitative influence mechanism of the development of the real estate industry,USES the longitudinal comparison method to analyze the urbanization influence on real estate investment,real estate prices,on the theoretical research has been clear about the new type of urbanization development of the real estate industry development.From the perspective of empirical research,first of all,real estate investment,real estate market demand for urbanization rate and the real estate price sequence stability analysis,the second will be cointegration test,they finally in transverse and longitudinal using granger causality test method to our country urbanization level and the investment of real estate in our country,the real estate market demand,the real estate market prices causality test,empirical results show that the new type of urbanization level of demand for real estate investment,real estate market,real estate market pricesplay a positive role.Real estate market not harmonious factors,such as excessive expansion in the process of urban construction,urban construction,the lack of scientific and reasonable planning,the extensive use of land resources development and the real estate market order,proposed under the background of new urbanization in our country real estate industry healthy and sustainable policy Suggestions: attaches great importance to the development of new and old city reconstruction,reasonable prediction of the urban demand for housing,scientific and rational urban overall development plan,development of real estate industry according to the local culture.
