Urban renewal is a significant part of urban geography, which is an approach to balanceamong the factors including economics, culture and society during the the process of citydevelopment as cities are in the dynamic equilibrium of keep developing and updatingsteadily. Its significance lays in rational utilization of land, perfecting city function andguiding the healthy development of cities. The use of the urban land and space layout are themain content of urban construction. The utilization planning of urban land is not only theprimary means of organization of urban function, but also a measure of improving the urbanenvironment. Nowadays, urban renewal focuses on not only the configuration renewal butalso the updating of urban function, while land replacement is one method of urban renewal.Land replacement use the urban land resources reasonably giving full play to its economicand social benefits, at the same time, it play a vital role in improving urban appearance andeconomic structure, besides, it also improves the overall economic, social and environmentalbenefits of cities. land replacement study provide a new approach for the current practice ofurban renewal, besides it explores suitable mode of urban land replacement for China’sspecific conditions.This paper summarizes the content of land replacement in urban renewal and sorts outthe basic ideas and motivations of land replacement basing on the theory of urban geography,urban planning and urban economics. Moreover, a case of Changchun City Dongguang Groupis also studied in this paper, for example, the paper analyzes land replacement of DongguangGroup in2009and discusses the implementation of the land replacement. Firstly, the paperfrom the land and the replacement of the relevant theory connotation analyzes the terms ofurbanization, urban industrial structure adjustment, the law of the market value of urban landand urban sustainable development, and summarizes the principles and characteristics of landreplacement. The essential elements of land included in the replacement model are alsoconcluded. Secondly, from the perspective of policy, economy and society, this papersummarizes the motivations and influences of urban renewal of the land replacement. What’smore, recommendations for realization form of land replacement and future direction ofreplacement are provided basing on rational allocation of urban areas. Finally, this paperanalyzes the necessity of land replacement of Changchun Dongguang Group, the spatial effectafter replacement and motivations of land replacement on the basis of Changchun Planningand development background and the evolution of industrial structure. It concludes that landreplacement is positive to urban renewal after the case study of Changchun DongguangGroup. This paper also provides evidences for urban renewal study in this field literature.
