With the constant development of the economic society,the process of the urbanization in mainland China,the renewal of urban has been an essential strategy to society-oriented urbanization development,trendy development of economy and the improvement of urbanization level and quality.In the process of conducting urban renewal,due to the scarcity of land resource and stocked land for construction in many metropolitan cities,the redevelopment of land has become a crucial content of urban renewal.However,the imperfections of related policies in China at this particular stage,as well as the immature theoretical and practical system of land redevelopment in urban renewal,achieving a human-oriented and sustainable development of urban renewal with such shortage of city land could probably be a mission impossible.Thus,re-studying the patterns and systems within the land redevelopment of urban renewal,enhancing the land redevelopment of urban renewal and improving the standardization of the practical conduction will be very meaningful in reality.This thesis includes 6 parts: Introduction,the analysis of land redevelopment in the urban renewal background,the practical experience of land development in domestic and foreign contents,the research on the evidences of land redevelopment of urban renewal in Yuzhong District,Chongqing,questions and suggestions,and conclusion and prospects.Firstly,employing the research methodology of literature review and the methodology of comparison,analyzing the history of land redevelopment and the contemporary research situations in domestic and foreign,generalizing the research ideas and directions which could be taken into considerations,point out the limitations of contemporary research background.Taking these as foundations,explaining the related conceptions;defining the urban renewal under the content of the renewal of facilities space within the city and the improvement of the comprehensive environment;defining the urban renewal under the land has been developed for the first time as a priority.Replacing the functions and improving the original types of city land,structures and space arrangement,combining these two elements to explain the necessity of land redevelopment in urban renewal and imply the subject of land redevelopment and the main developing patterns.Then,taking Yuzhong District,Chongqing as the research area,employing the practical investigation methods,case-analysis methods and fixed quality and quantity research methods to conduct analysis of contemporary situation of research area.This essay will include the main content of urban renewal in Chongqing and combine the classic cases the operations of land redevelopment,to provide the supporting theories and practical experience for other cities and provide suggestions for improving the sustainable development of urban renewal.In this thesis,the main research contents and conclusions are as follows:(1)The city renewal of the western cities have experienced a change from extensive to moderate,from a single material environment to a comprehensive urban function upgrade,from the government to the parties involved in the final formation of multi-cooperative urban renewal changes;domestic urban renewal from the economic benefits as the main goal to the goal of upgrading to urban functions in recent years,from a single physical environment to a "sustainable development" of the comprehensive transformation,from the government to the developer-based and then began to improve public participation,from the city's large-scale flat to expand the intensive use of land resources,the implementation of urban land resources re-development.In order to redevelop our city's updated land,we not only have to improve the physical environment and integrated environment of our cities,but also have to make the city land type,structure and space layout play the role of functional replacement in the environment with limited land resources to realize the sustainable development of the city.(2)The stakeholders of land development of updating city can be divided as government,developers and the public.The corresponding development model is the redevelopment model led by government and the redevelopment model led by the main body of the market the redevelopment model which multiple main parts cooperate and take part in.In the current city renewal process,it is needed to establish a redevelopment model mainly led by government and promoted by market,and public' cooperation to distribute the benefits equally between the bodies.land redevelopment participated in by many parties is better than the one participated in by single party.The redevelopment participated by single party has advantages in the efficiency of transformation and control of cost and easing the financial pressure of government,but it is difficult to ensure the maximization of public interest and the balance of interests among various subjects.(3)Land development of market oriented mode causes local government,developers and local community and residents to juggle for interest,which leads the contradictions and conflicts of interests become increasingly obvious and intensified.I suggest we can give priority to the people who have rights of original land to involve in the transformation and we can perfect investment mechanism and innovative financing methods to establish the interests balance mechanism cooperated with many parties,which can ease the interests relationships of the game of the market competition in the redevelopment of land,and ease the contradiction and conflict of the society.(4)There are major defects like the absence of ownership and the separation of property rights structure and the responsibility is not unified and confusing property relations,which impacts the updating land redevelopment in cities.I suggest to improve the relevant laws and regulations,and formulate various supporting policies,and make experiments in the designated area to ensure the validity and practicability of the policies.(5)There are predicaments in the process of reforming the system of land market,land expropriation and land supply.I suggest that the planning management should be improved,and the planning should be carried out ahead of schedule,and to classify planning modification work,and to improve the dynamic declaration mechanism.(6)In order to make more public to participate,I suggest we should enhance supervision and implement the management system of multi subject supervision at the same time and establish multi-channel ways for people to participate and to carry out lifecycle management for the land development in cities.
