A Reaserch On The Mechanism Of Cross-coupling Between Tourism Real Estate And Eco-environment

From the1990s,our country is in the stage of rapid development of nationaleconomy. As a result, people’s living standards are rising, the residents’ disposableincome is increasing, and mass tourism, paid vacation is gradually moving towardsuniversal and popular. More and more tourism consumers will prefer the deepholidays than the shallow level sightseeing tour, and no longer be satisfied with thelow level, low cost, and low quality feeling. More travelers will choose to spend moremoney cost to improve the quality of tourism, and pursue the comfortable experience.Thus, tourism real estate industry that caters to the demand arises at the historicmoment, quickly becomes the indispensable important part of the tourism industry ina short span of ten years, and opens up more powerful new space for the furtherdevelopment of tourism. The tourism real estate development brings the enormouseconomic benefits to the society, however, the huge negative impact on thesurrounding ecosystem cannot be ignored. Along with our country ecologicalenvironment problem increasing seriously, tourism sustainable development strategictarget is formally put forward, and is drawing the attention of experts and scholarsfrom all over the world. It becomes a major issue to be solved at present. So, it hasimportant practical significance to realize the coupling relationship between tourismreal estate and the ecological environment. While maintaining the healthy and rapiddevelopment of tourism real estate, promoting the coordinate symbiosis betweentourism industry and ecological environment system is of great significance toimplement the sustainable development of tourism industry within the scope of thenation and the world.First of all, this article makes statements and theoretical illustrations of thetourism real estate, the ecological environment, and the other relevant concepts as the theoretical basis for further research. At the same time, the theory of "sustainabledevelopment" and "environmental economics" provides ideological basis for theestablishment of the paper. Then, it uses the concept of "system coupling" to defineand analyze the interaction relationship between the development of tourism realestate and the level of the surrounding ecological environment, and divides or refinesthe relationship of them into coupling type and evolutional stages. The latter part ofthe paper is key to the article. It uses the formula of cross-coupling model to get thestatistical data and information mostly represents the current situation of thedevelopment of tourism real estate and ecological environment in five years from2008to2012in Qingdao. After the conclusion of the scientifical results, it obtains thecoupling degree and carry on the empirical analysis through quantitative andqualitative analysis of Qingdao’s developmental level of tourism real estate andecological environment. Finally, it puts forward the corresponding advice to thecoupling balance and coordination between tourism real estate and ecologicalenvironment from the perspective of extending the tourism real estate life cycle, inorder to provide project development strategy and other theoretical basis which isbeneficial to the development of the ecological environment to the tourism planningand relevant departments of Qingdao.
