With the rapid development of China’s economy in recent years, GDPranked second in the world, and in this type of development strides thecountry’s various conflicts are increasing. According to statistics, realestate has becomethe pillar of China’s economy,with the rising citizenincome level, the gap between income levels are also widening,the focuson people’s lives play a fundamental role in safeguarding the housingbecame concerned. Meanwhile, with the acceleration of the "Twelfth FiveYear Plan" of urbanization, land supply and housing needs of people becomeincreasingly prominent. How to deal with housing needs of people and urbandevelopment has become the first government to solve problems.(How to dealwith the society housing need,has becaome a important problems should besolved by local goverment)Facing a lot of pressure on urban housing, the government has alsostepped up its efforts in building affordable housing. After many yearsof accumulated experience, country formed housing security system.Theaffordable housing, low-rent housing and other housing policy were thepredominent types. Land, finance, financial, etc. have launched a numberof policies and regulations to ensure the construction of affordablehousing goals can be implemented smoothly. This article is based on threekinds of affordable housing types, namely, affordable housing, low-renthousing, public rental housing.Using the theoretical analysis andempirical analysis, qualitative analysis and quantitative analysis,build affordable housing land size estimates of theframework..Furthermore, estimates2005-2012Nanning family size in needof affordable housing and land size of affordable housing.Using medianmode divided income groups in each category each year, come to theproportion of household income groups in Nanning, including lowest, lower,low, middle, high, higher, highest.So we can see the number of familiesin low-income groups.Second, by measuring the housing and affordablehousing for each income group housing affordability, draw low-incomegroups and middle-income groups have the ability to pay for affordablehousing, lower-income, and lowest-income groups to housing, affordablehousing are does not have the ability to pay.Therefore suitable fordispensing low-rent housing and public rental housing. When the demandfor affordable housing is estimated, considering the low-rent housing,public rental housing, affordable housing in the nature of property rights,so the demand for housing has been amended to conform to the actualsituation. Knowing the needs of affordable housing category and the demand,then calculate the size of land for affordable housing needs. Accordingto estimates result, it is assumed that the government of each year areable to provide full protection of affordable housing land. Furthermore,after experiencing the2008-2009peak demand affordable housing land, in rental housing surrender mode, each of the years after2009, new housingland requirement can be met from the exit housing.The last part of thearticle analyzes the factors affecting demand for affordable housing.Onthe one hand, in order to verify the feasibility of affordable housingland needs analysis conducted from an economic perspective, theperspective of housing consumption. On the other hand, provides the basisfor recommendations to solve the affordable housing land demand-relatedissues.Thus, the final suggestions affordable housing needs and demandfor land.
