Economically affordable housing(EAH) is a focus of the society and the real estate. Submitted by the National Committee of the Chinese People, suggestions on the Participation of the Government in investing the construction of the EAH was decided to be No.1 proposed by 2007 NPC and CPPCC, which highlights the importance of the EAH. In recent years, the problems appearing in EAH are getting prominent national concern, such as the high price, being lived by the riches, and so on. These problems contrary to the original direction of the EAH policy incur bad social impacts. Therefore, the research on the EAH is of great theoretical and practical significance. Taking the EAH as the study object, this thesis overview the fundamental situation of the EAH, analyzes the problems existing in the EAH, and provides suggestions to complete the policy of the EAH, based on the experience of foreign countries.This thesis is divided into five chapters. Chapter I is introduction, mainly introducing the purpose of this study and its significance, the previous studies at home and abroad, the research methods used in this study. Chapter II overviews the fundamental situation of the EAH, expounds the definitions, characteristics, mode of development and functions, and other basic concepts of the EAH, a nalyzes China's economic system of the EAH, the background and reasons for establishing the EAH, and clarifies the relationship between the EAH and the housing security system. Chapter III analyzes the current operational situation of the EAH in China, from four aspects: supply, pricing, management and polices, and summarizing the problems arising from the implementation of the EAH. Chapter IV reviews the backgroud and plans, on the uniqueness of low-income residential system, so as to provide referential experience to the implementation of the EAH in China. Chapter V provides suggestions to the EAH in China, from the supply, pricing, operation management, finance, subsidies, policies and regulations.
