The real estate industry is a capital intensive industry, closely related with the development of the financial industry. Credit risk has always been the banking industry, and even the whole financial industry is one of the oldest and most important risk forms, is the main target and the core content of financial institutions and regulatory risk management. Chinese real estate industry, after ten years of rapid development, driven by the real estate loan volume continues to increase rapidly. At the end of2013, RMB real estate loans in China’s14.61trillion yuan, accounting for20.32%of all loans, the increase amount for the whole year is2.34trillion yuan, an increase of998700000000yuan, the annual incremental accounted for28.1%of the increment of the loans. Because the real estate loans can effectively carry out the mortgage, and China’s housing prices in the rapid rise, real estate loans non-performing loan ratio is relatively low, real loans becomes to the high quality business, commercial banks to relax lending to the real estate credit risk management, accumulation and hide a certain credit risk. Therefore, the credit risk control of real estate loans has become an important research topic in the field of Finance and financial law.Based on the real estate credit risk control as the research object, the first chapter introduces the significance and purpose, research methods and perspective, the research content and innovation; The second chapter analyses the composition, characteristics, and the current situation of real estate loans of nearly three years of real estate loan policy and monetary policy; The third chapter introduces the credit risk of real estate loans meaning behind, respectively analyzes corporate real estate loans and individual housing loans credit risk present situation; The fourth chapter analyzes the current situation America and Japanese law on credit risk of real estate regulation, focuses on the analysis of the USA the subprime mortgage crisis of antecedents and consequences, and summarizes the research situation some domestic scholars on China’s credit risk of real estate loans; The fifth chapter introduces the credit risk situation of a commercial bank real estate lending the field research, focus on the method of credit risk management of the real estate loan; The last chapter, according to the analysis above research, proposed countermeasures proposed the credit risk of commercial banks in China real estate loans:first, to strengthen the financial infrastructure, especially the rule of law and information disclosure Hand; second, the establishment of commercial banks in the whole process of credit risk control system, including the loan before the survey, middle management, post loan management and loan risk; third, increasing the investment in research and development, real estate loans improve monitoring level; fourth, the expansion of real estate loans securitization scale; fifth, pay attention to the talent pool and training.
