Research On Rural Land Circulation Transaction Costs

The rural land circulation is helpful to use of land resources,improve the barren land phenomenon,and realize scale management of agriculture.From2005to2014, the government formulated many policies to standardize and encourage the circulation of farmland.But the circulation market of agricultural land in China is still have a lot of problems,such as asymmetric information,less transactions channels.These problems lead to the farmland circulation of transaction cost too high,and the high transaction costs hinders the rural land transfer process.According to the survey,this paper analyzes the agricultural land transfer transaction costs.First,using of transaction cost theory,agricultural land transfer transaction costs are divided into four parts,the decision-making costs,information costs,negotiation costs, supervision and implementation costs.Then,the factors affecting the inflow side and the outflow side transaction costs are determined.According to the survey results of62village,10city,Shandong and Henan2province,15factors of the outflow side,16factors of the into party are using factor analysis to determine the factors that affect transaction costs.To the outflow side,the factors of influencing decision-making costs is wage income,rent levels and age of householder;factors affecting the costs of information is the information source;factors affecting negotiation cost is circulation pattern,negotiation skills;factors affecting supervision and implementation costs is the form of contract, the circulation period.To the inflow side,factors affecting the decision-making costs is rental income rent levels,and the village’s attitude, factors affecting the information cost is a source of information;factors affecting the inflows negotiating cost is transfer mode, transfer the rent,factors affecting the supervision and implementation costs are likely to default,the circulation period.Finally,this paper explains that reducing the transaction costs of farmland transfer basis,points out that the rural land circulation can service to reduce information cost,negotiation cost,supervision and execution cost,at the same time,analyzes the circulation of farmland information platform,land stock cooperatives, rural land circulation service,points out that the service of farmland circulation of various forms of influence factors of transaction cost and transaction cost. And then put forward several proposals on how to solve China’s rural land circulation service problems.This paper analyses the influence factors of land transfer transaction costs and reducing the channel of the transaction costs.It can provide reference for the research on transaction costs of rural land circulation, and can provide a reference to the government to improve the service market of rural land transfer policy.
