Research On Risk Management During The Phase Of Investment Decision-making Of Real Estate Projects

Real estate industry in our country all have special status in the economic industry, this is because the real estate investment has long operation period, there is high requirement and procedure complex characteristics of different from other types of investment, it is because of these characteristics, determine the real estate investment process inevitably faced with all kinds of risk factors. At present, China’s real estate investment decision-making risk analysis and theoretical research have more fully, but in the actual project operation process and how to combined with theoretical research, how to accurately the stage of real estate investment risk identification, analysis, evaluation, control, which can make more accurate in real estate investment decision-making process of judgment, the risk to minimize the influence of factors on the investment decision, is the biggest problem before all the real estate enterprises. In this paper, based on the current situation of political and economic development in our country, based on the actual real estate enterprise project investment risk in the process of decision making and analysis method, response measures, made detailed analysis and research on this basis, the theory of real estate investment decision-making phase of the risk analysis combined with the actual project operation, which has important significance in theory and in practice.The thesis firstly discusses decision making and risk based on the real estate project investment. On the real estate investment decision-making process, which relates to the Department, duties, work procedures are described. Base on this, the eleven kinds of common risk in decision-making process are analyzed. Secondly, effects of risk characteristics, this paper on real estate investment project decision risk in real estate investment decision, risk investment decision of real estate projects are analyzed. According to the eleven types of risk, how to prevent and control are analyzed. Finally, based on the actual operation of the project in2012, A Real Estate Development Group Ji’nan west railway station complex project investment decision as an example, the risk that appear in the project and the corresponding preventive measures are analyzed, and the evaluation is conducted according to the present conditions for the implementation of the project. The actual operation experience through this project is summed up, in order to risk investment in the future the estate project decision-making in the form of effective prevention and control measures. Promotes the Real Estate Development Group to deepen understanding and the understanding of project and risk, understand the impact of risk on the project, in order to reduce or spread risk, comprehensive and reasonable for the early stage of the real estate project investment decision provides operational risk management measures. It will help to make the enterprise to improve risk control capability, to ensure the realization of project objectives, eventually to promote the sustained and healthy development of the group.
