Since 1998, China’s rapid development of real estate industry has become the dominant industry and the pillar industry in national economy, and made remarkable achievement, especially in four aspects of improving the urban residents in the housing conditions and town appearance, promoting economic growth, expanding employment, more also played a huge role that other industry is unable to substitute. In the past few years, the real estate industry has developed rapidly. In 2009, the total amount of investment of the real estate topped $156.2 billion, accounting for the 40% of global real estate of the total investment, exceeding 10% of the proportion of the country’s gross domestic. In this fanatical market, investors started to wahnsinnig, ignored the real estate investment analysis. At present, the fast growing of the real estate market covers the risk of this crazy investment, however, the risk eventually will exposure. Some of investors suffered losses in real estate macroeconomic regulatory of 2008 and 2010. So that, investors realized the importance of risk control.This paper analyzes the present situation of the real estate market in China, and expounds the necessity and importance of establishing investment decision-making risk system. In the foundation of domestic and foreign relevant literatures, definite about the direction of the research, by the theory research of real estate investment decision related to, this paper expounds the risk management of real estate process and the method.In the support of the real estate risk management system theory, this paper selected Huizhou Brightness?Feili Ferry project as the research object, and applied to establishing a set of risk management system. By anglicizing of the national macroeconomic environment and real estate market in Huizhou, it found out the main risk factor of the project implementation by using the profit and loss balance method, sensitivity analysis and other methods to risk assessment, and formulated relevant risk management measures.According to the regulation of the real estate situation, on the basis of risk identification, to make the new deployment about company operation strategy. This paper is based on the theory, combining the working practice, putting forward the innovative reply under the policy control measures of real estate and making the long-term, medium-term and short-term strategic plan.
