China’s real estate industry is also showing a good development momentum. But, theinvestment risks it brings are also increasing, it’s necessary to make precise analysis of thereal estate investment risks and uncertainties may appear in the process. In recent years, thecountry inhanced macroeconomic regulation and contro on the real estate market, therelevant departments have issued a series of supporting documents and policies involvedplanning, land, taxation, finance, price, market trading, foreign exchange and foreigncapital management, actively promoted and deepened the reform of the real estatemanagement system, guided the reasonable housing demand, control of the price,so thatcertain achievements have been made in the real estate macroeconomic regulation andcontrol. Therefore, the study of the theory of the real estate investment risk and riskevaluation, is still an important task faced by real estate investors.This paper selected the real estate project investment early risk as the object ofanalysis and research, firstly, this paper expounded the definition and characteristics of realestate project investment,analyzed the risk of real estate project investment identificationand evaluation methods used more commonly at home and abroad, and evaluate theadvantages and disadvantages of several commonly used methods. Combining with theactual situation of our country real estate investment, according to the real estateinvestment risk’s source, in this paper, the risk is divided into social risk, economic risk,technology risk, management risk and natural risk,and detailedly analysis of the five majorrisk factors contained21accounts of sub factors. This article taked the methods such asliterature research, combination of qualitative research and quantitative research,evaluatedthe risk exist in the investment of the eatate project.In the end, this paper selected the LiSha project in Guangzhou as the object of study,carried on the research combining qualitative and quantitative methods of the risk in realestate project investment. The evaluation results were accurate and consistent with theactual situation of the project and the evaluation results can be good to achieve the purposeof risk assessment, also had practicability and manevuerability.This paper determined theindex weights using Dps data processing system, combined with the grey evaluationmethod to evaluate the risk, make the comprehensive evaluation model of data analysis more comprehensive, provided more intuitive decision basis for real estate developers.
