On the brief analysis of the current situation of China’s commercial real estate andthe status,the paper points out the importance of business volume matching thesurrounding region. In the foundation of combing the results of domestic and foreigncommercial real Estate research, this article based on consumers theory, businesscircle theory, etc. combined with the characteristics of commercial real estate, from amacro point of view,as the steps of measure business volume to the direction,theproject itself to a boundaries, followed by two angles from both external and internalpart to analyze the factors that affect the business volume.In this paper, theoretical research and empirical analysis of the method ofcombining the specific content is divided into the following two parts:The first part focuses on the research of classical theory about predict the businessvolume theory, mainly include Rally law, Converse breakpoint formula, Huffprobability model, saturation theory, etc. It analyzes the application conditions andlimitations of each method and integrate them innovatively to proposed the predictionprocess of business volume: consider impact factors for the use of the underlying dataâ†'apply Relly law, Converse breakpoint formula to draw out the range of trade areaâ†'according to consumer demand determine tentative formatsâ†'using Huffprobability model predict the flow of peopleâ†'using saturated theoretical analysiscompetition and market saturationâ†'make sure business volume.The second part focuses on empirical research about a plot at the north of BaiChong Street, the intersection across Zhongzhou avenue and Shangdu Road,Zhengzhou, With the use of the prediction process of business volume to predict aappropriate business volume when this plot is suitable for commercial real estate, thispaper verify its usefulness to make it more practical application.Finally, on the basis of previous research, this paper puts forward someconclusions and recommendations.
