Commercial real estate is an important carrier of urban commerce and business development.In recent years,with the rapid development of economy,commercial real estate has developed rapidly.At the same time,Shenyang commercial real estate also ushered in an unprecedented opportunity for development,and showing a high-speed development trend.But since 2014,The three northeastern provinces of GDP growth in the domestic provinces ranked bottom,in this economic context,Northeast port city of Shenyang commercial real estate,also quietly changing.Increased large,large volume,stock,high vacancy rate is the biggest feature of Shenyang commercial real estate.This article first clarified the meaning and attributes of real estate and commercial real estate,commercial real estate at home and abroad,in particular,the development of commercial real estate in Shenyang and the status quo conducted in-depth analysis,combined with a detailed analysis of Shenyang Zhongjie,Taiyuanjie,Jinlang and other shopping districts,subdivided from its area,location,characteristics,history and other aspects,determine the characteristics and development status Shenyang commercial real estate.After analyzing the basic conditions of commercial real estate in Shenyang,in this paper,we use the gravity model theory to conduct empirical research on major shopping malls,in order to make the model more in line with the actual situation,the main variables introduced in the model,sample selection made the appropriate adjustments,ultimately select Qigong,Dingxianghu,Santaizi other 35 samples in the streets of Shenyang three-ring analysis.Analysis results show that:There is a big negative correlation between time and patronize probability,but not a strong correlation,such as:the correlation coefficient between P1 and Tii in this paper is-0.773,belongs to the weak negative correlation;the shorter travel time to reach the shopping district,the greater the probability value,Binhe arrived in Zhongjie time in 18 minutes,the time to reach other shopping districts are more than 30 minutes,therefore patronize the shopping district in the probability value reached 66%,while the probability of patronizing other shopping malls are below 10%;the area of business district has a positive correlation with the probability value,the larger the business district area,the greater the probability patronize,however,the area of each business district is not much difference,so there is not a big correlation between the business district area and the probability of patronage.These conclusions have some reference value for Shenyang Commercial real estate layout,planning,scale design.Finally,this article combines the essential characteristics of commercial real estate,Gravitation model analysis conclusion,summed up the existence of commercial real estate in Shenyang such as the total is facing stage saturation,over-development,structural imbalances and other issues,and pointedly put forward the concept of using the concept of" Scientific concept of development " implementation of design and planning,strict control over the development and construction,create a favorable business environment,countermeasures and suggestion.
