Since the reform and opening up,China's economy has steadily improved.Compared with Western countries,the domestic commercial real estate development history is not long.In the context of the continuous promotion of urbanization,many drawbacks begin to emerge.Over the past few years,the high enthusiasm and rapid development of domestic residential real estate have forced the Chinese government to continue to tighten the regulation and supervision policies of the residential real estate industry.For this reason,some developers gradually choose the development of commercial real estate projects.The rapid expansion of commercial real estate volume constantly encourages more development enterprises to invest a large amount of funds in this field.With more and more enterprises entering this field,due to the homogeneity of projects of different developers is very prominent,the industry competition begins to show a burning and cruel side.In addition,because many developers still stay in the development mode of residential real estate,they only pay attention to the early development of commercial real estate,but neglect the later management.As a result,many commercial real estate projects are mismanaged,leading to poor management and high vacancy rate.In view of this,the author will analyze and explore the commercial real estate industry in Mentougou District of Beijing based on the business model.Firstly,this paper introduces and combs the concepts and theories related to commercial real estate,and discusses some common business models and their characteristics of domestic commercial real estate.Secondly,this paper analyses the current situation of commercial real estate development in Mentougou District of Beijing,and introduces the business model and the problems exposed in this area in the light of macro-environment,which mainly includes four points:first,the backward management concept of development enterprises;second,the poor matching degree between business model and project type of real estate development enterprises;third,there is no diversified financing channel for development enterprises.Fourthly,there is a shortage of talents in the development of commercial real estate.In addition,through the analysis of the successful case of Zhongyang Times Square in Mentougou District of Beijing,the paper analyses its commercial real estate management mode and obtains some important experience.Thirdly,taking Zhongang Times Square as an example,this paper focuses on the outstanding and successful business model of commercial real estate,including professional,strong talent team,excellent management system and scientific development and management plan.All these have laid a solid foundation for the success of Zhongang Times Square,and are worth learning and learning from Beijing Mentougou District commercial real estate counterparts and even national real estate development enterprises.Finally,based on the analysis of the current situation of commercial real estate in Mentougou District of Beijing and the excellent business model of commercial real estate at home and abroad,this paper puts forward some suggestions for dealing with the development of commercial real estate in this area,with a view to providing useful reference for the development of commercial real estate in Mentougou District of Beijing and promoting the local and even the whole domestic market.
