In recent years, with the increase in the elderly population in Xi’an, empty nestersincreased, the idea of changing the Aged and old traditional houses show the drawbacksof fitness, professional pension Residential beginning to receive attention. How to builda senior housing to meet market demand, the government and society has become anurgent problem to be solved. Taking Xi’an as an example, from the wishes of the elderlyhousing demand, the study area for all types of senior housing construction mode.First, by analysis of customer value assessment of the elderly living will of Xi’an,the most important is that the elderly from the value of residential services acquired andexisting residential use, supporting, pension and other services are present proper agingdefects. Secondly, in the form of specific housing needs survey in Xi’an60years orolder to carry out a survey in the survey data and various macroeconomic factors on thebasis of the results of the analysis to the number of beds and a building area of measure,predict Xi’an next decade older residential demand, the results show a huge constructiontasks. Again, according to the county’s per capita GDP, per capita income, disposableincome and the number of the resident population of the four indicators, by clusteranalysis will be divided into four regions, Xi’an, made suitable for all types ofresidential development in the area of elderly, to configure the proper way of profit andbuild a security mechanism elderly residential development from the organization,financing, operation and management of four aspects; Finally, from a different point ofview put forward suggestions Xi’an healthy elderly residential development.Elderly residential construction is a complex project, which requires comprehen-sive planning and guidance of the government, developers need to actively participatein the financial and insurance institutions and the general public, however, the current theoretical and empirical research on elderly housing in Xi’an and the country are stillrelatively immature, developing more slowly in elderly housing industry hopes researchcan provide a reference for the elderly in Xi’an and nationwide residential building.
