Research On The Construction Of Affordable Housing Introduced In Housing Industrialization

In order to solve the housing difficulties of low-income groups, our country began to construct affordable housing in large-scale. However, with the increasing of affordable housing construction, many problems such as low housing quality, high construction cost, slowly construction speed, great wastage of resources were gradually exposed. Affordable housing is a major project which can sloves the people’s housing issues. There are great social significance to solve the above problems timely and effectively. As the method of industrialized production, housing industrialization which contains the advanced productivity can effectively improve the quality of housing, shorten the construction period, save construction costs and reduce wastage of resources, but due to reasons such as market, policy, economy, the development of housing industrialization in our country is very slow. At present, Beijing, Shanghai and other places has already begun to introduce the construction method of housing industrialization into the affordable housing construction, hope to solve the problem of affordable housing, and to promote the development of housing industrialization through the government’s active intervention at the same time.The thesis first put forward the problem of affordable housing construction in our country, and propose introducing housing industrialization into the affordable housing construction to solve the problem. Then the thesis analyzes the characteristics, advantages and the reasons of slow development about housing industrialization. On this basis, the thesis analyzes deeply the inner connection and the mutual promoting relations of industrialized housing and affordable housing construction, and expounds the necessity of affordable housing industrialization. At the same time, the thesis analyzed and summarized the countermeasures that has been takes by Japan and America in the process of promoting public housing industrialization, found that the both country complete the large-scale construction of public housing also by housing industrialization, and to promote housing industrialization through the government’s active intervention at the same time. Then the thesis research the operation pattern of affordable housing industrialization that suit to our country, emphasizes the organization pattern of affordable housing industrialization in our country should adopt the virtual housing industry group,which have gradually transition to the housing industrialization group, and establish a standardized operation pattern under the oversight of the affordable housing management department. At the same time, the thesis detail the organization pattern and operation mechanism of virtual housing industry group and housing industrialization group in process of affordable housing industrialization. Finally the thesis puts forward the countermeasures and Suggestions about promoting the affordable housing industrialization by using the experience of Japan and America.
