As the rapid development of the new-type urbanization in China in recent years,the price of land and housing shooting up and new trends between housing supply and people's demand are becoming more acute,that is the result of people's demands on housing increasing significantly.How to solve the contradiction between supply and demand and the housing problems for ordinary citizens,especially for the low-income families,has become the primary issue for the governments in the real estate regulation.Affordable housing construction is an important policy tool,which can keep the real estate market in sustainable,healthy and stable development.According to different situations among different countries and cities,housing security systems are various.To meet citizens' demands in different classes in China,the government advocates building affordable housing.After more than 20 years development,affordable housing construction in Tianjin takes the top in China,and has built up a system with its own characteristics,from the original single security form to the multi-level system integrating “renting,sell,and subsidy”,which benefits more and more people.The thesis mainly focuses on the development of affordable housing in Tianjin.First of all,the article declares the overall thinking and main structure by the research background,significance and methods.The desktop and in-depth researches are conducted in order to explain the theories,types,and relevant management principles of affordable housing,and get the enlightenment from other countries' successful experience.The thesis especially analyzes the status quo of affordable housing in Tianjin,which introduces three stages of development,the types of affordable housing,the framework of institution and the actual achievements.The data of the supply-and-demand,rental and subsidiary,and the transaction are analyzed to interpret the situation of real estate market that restricts the development of affordable housing in Tianjin,so that the whole picture and development trend of the real estate in Tianjin would be gained.Therefore,according to three principles including market-driven,moderate security and justice,the development direction and solutions are proposed for the government's reference,which includes combine subsidies and housing supply as well as upgrade the management system of affordable housing,set up a sustainable supervision mechanism and improv the exit mechanism.
