The reform of the housing market gave birth to the rapid development of China’s real estate market, with the enlargement of the market scale, the establishment of a sound system of industry, real estate enterprises in China is experiencing a hitherto unknown opportunities and challenges, in the industry competition intensifies day by day, first-tier cities land development tends to saturation at the same time, uncertain factors from the government and macro-economy are increased at a high speed.All the signs indicate that, in the past on the resources of the land value-added income, sit enjoy extensive project development mode cannot meet the requirement of the development of real estate enterprises, rely on the fund, technology, management advantages, the multi project collaborative development of cross regional and across the categories is becoming a new choice of a lot of real estate enterprises to seek to win the competition.Under the background of multi project management, the improvement of the management level and the addition of Management range put forward higher requirements for real estate enterprises. However, many real estate enterprises still rely on traditional project management ideas in multi project management work, lack of the understanding of the importance of improving ability of project management, in the multi project management process, there are many problems in project determination of priority, resource coordination, personnel training and so on. Based on this, in order to promote the multi project management ability of our country of real estate enterprises, this article is based on China’s real estate market development, through the use of factor analysis method to carry out the evaluation study.First of all, teased out the theories of project management and multi project management, comparative analysed of difference between the two projects.On this basis, cleared the concept of the real estate enterprise multi project management, lay a foundation for the follow-up establishment of evaluation index system.Secondly, summarized the development trend of China’s real estate market and the real estate enterprise development model, defining the concept of the ability of real estate enterprise multi project management.Based on the four aspects from multi project planning management ability, communication and coordination ability, project profit control ability, knowledge integration management ability analyzed the capability elements of real estate enterprises in the multi project management. Combined with the design principle of index system, constructs the evaluation index system of multi project management ability.In addition, through the analysis of the advantages and disadvantages of different evaluation methods, chosen the factor analysis as the evaluation method finally. According to the basic principle and calculation steps of factor analysis, established a mathematical model to evaluate the multi project management ability of real estate enterprises.Finally, combined with the ability index system and the evaluation model of analysis factor, chosen the representative real estate enterprises to carry out empirical research, extracted "plan management ability", "return on investment control ability", "knowledge integration management ability", "communication skills", "organizational guarantee ability" five public factor, and according to the evaluation results, from the three aspects of portfolio, resource coordination, knowledge integration to propose the promotion strategy of multi project management ability of real estate enterprises.
