The Development Of Our Country’s Housing Industrialization Research Bases On Industry Value Chain

With the continued growth of the national economy, the constantly improvement of science and technology level and the rising and prosperity of the real estate market, the housing industry of our country emerged as the times require. However, over more than a decade of development, the whole country’s housing industry development is unbalance and housing industrialization process is still extremely slow. If the housing industrialization forms a industry chain, the various enterprises of housing industry in the chain closely linked together and promote the development of the housing industry with mutual cooperation. If it forms a value chain, the various enterprises will then create their own value dispersed in the housing industry system, which does not help extend the value and difficult to balance the value of the distribution of the housing industry. Behind the industry value chain is a chain by the structure of value organization and creation, is the integration of the value chain and the industry chain, at the same time, which will effectively promote the development of our country’s housing industrialization.This paper combined the industry value chain theory, at first, qualitative analysis the factors affecting first housing industry and housing industry value chain, extract three most significant positive factors that influence our country’s housing industry through empirical analysis method, respectively the total amount of financing, the population base and household’s disposable income, as well as a negative factor, as the land supply. After then, combining the empirical analysis conclusion it builds a “influence factors of housing industry development’s triangle model ”, then divides three types of the housing industry developments, and makes clear direction and path for the our country’s housing industrial development. Meanwhile, this paper proposes the suggestions and opinions for our country’s housing industrial development, which provides a theoretical basis and reference to the housing industrial practice and development.
