Research On The Incentive Mechanism Of China's Housing Industrialization From The Perspective Of Industry Chain

In recent years,the contradiction between the traditional construction mode of the construction industry and the requirements of ecological civilization construction has become increasingly prominent,and the transformation and upgrading of the construction industry is imminent.Housing industrialization is recognized as an inevitable choice for the construction industry to achieve sustainable green development.However,at present,China's residential industrialization is developing slowly.Its main performance is the low conversion rate of technological achievements and the low enthusiasm of relevant entities.The government has not formulated appropriate incentives to promote the development of residential industrialization.The lack of perfect incentive mechanism is The fundamental problem that hinders the development of China's housing industrialization.Due to the different interest motives of the participating entities in the residential industrialization,the participation behaviors of the parties in the process of participating in the housing industrialization show the characteristics of bounded rationality,relationship non-cooperation,and policy dependence,and the above characteristics and the basics of evolutionary game theory Features are consistent.Therefore,the use of evolutionary game theory can more intuitively and clearly analyze the decision-making behavior of participating participants in the process of participating in the industrialization of housing.Therefore,this paper analyzes the relationship between the interests of the participating entities and the behavioral strategies,and constructs the evolutionary game model of the internal incentive mechanism of the residential industry chain and the evolutionary game model of the external incentive mechanism of the industrial chain.Based on the simulation results,several countermeasures and suggestions for improving the incentive mechanism are proposed.This paper first uses Citespace to visualize the knowledge map.Based on the data from the domestic and foreign residential industrialization fields in the Web of Science database and the CNKI database from 2009 to 2019,this paper conducts hotspot analysis and basic knowledge recognition on the literature research related to residential industrialization.Exploring the evolution trend and selecting the industry chain as the entry point of this paper.Then,the basic theories such as housing industrialization theory,industrial chain theory,incentive mechanism theory and evolutionary game theory are reviewed.According to the status quo of China's housing industrialization development,there are many problems in the market,technology and policy of China's housing industrialization,and further analysis of the behaviors of the participating entities in housing industrialization,and the lack of perfect incentive mechanism is hindering the residential housing in China.The conclusion of the root cause of industrialization development believes that the establishment of a sound incentive mechanism is the key to promoting the development of residential industrialization.Finally,on the basis of realistic analysis,from the internal perspective of the residential industry chain,the evolution of the internal incentive mechanism of the residential industry chain,which is represented by the core enterprise of the residential industry chain represented by real estate enterprises and the non-core enterprise represented by the construction enterprise.Game model.The research results show that the core enterprises should take the lead in the residential industry chain based on the high expected income brought by the residential industrialization,and appropriately encourage the non-core enterprises to reduce the participation of non-core enterprises in the residential industrialization.Cost;from the external perspective of the residential industry chain,the evolutionary game model of the external incentive mechanism of the residential industry chain of the government,residential industrial chain enterprises and consumers is constructed,and the relationship between the interests and the mutual influence of the three are analyzed in depth.The research results show that When formulating corresponding incentive policies,the government should focus on the important role of consumers in the residential industrialization market and introduce effective incentives for the purchase of industrialized residential consumers.
