Study On Real Estate Development Of Urban Complex Community

In recent years, economy develops very fast in our country. With accelerated urbanization, improved residents’ income level, the government launches domestic demand policy, which gives new energy for the development of real estate and also brings a series of economic and social problems. In order to stabilize the housing price, various macro control policy of real estate has been introduced since 2009, and the industry is facing great change.Due to the change in the real estate industry and the intense market competition, XinYi Property aims to make complex community as the main direction of development in the future. This thesis mainly researches the model of complex community which takes XinYi Property as an example and it is divided into six parts.Chapter One:Introduction. This chapter is a basic outline of this thesis. It briefly introduces the research background, research objective, innovation research, research ideas and structure of this thesis.Chapter Two:Theoretical Basis. Theoretical basis of this thesis here includes the relationship between supply-demand and market equilibrium; product differentiation and value innovation; and strategic decision-making model:SWOT Analytical Method. They are basis and theoretical foundation of analyzing the real estate model- Complex community.Chapter Three:Influence of China’s urbanization process and the development of small and medium-sized city on local real estate industry. This chapter mainly analyzes the China urbanization process and the developing process and rules of the real estate industry in other countries during the similar period, and expounds the influence that urbanization process bring to the real estate market in three or four line cities. On the basis of analyzing the Changshu local real estate market, the development mode- Complex Community is worked out as a relevant strategy for the development of local real estate under urbanization.Chapter Four:the vision of a real estate strategy- complex community mode. It mainly includes the introduction of XinYi Property and its project. The definition of complex community and the domestic complex community instance is introduced and the development of the complex community.Chapter five,:the concrete analysis of complex community model in the development of real estate industry. It mainly contains the definition and composition of complex community, and the research of the implementation of Xinyi Property. Through analysis and research, it is concluded that the complex community model is in accordance with the present national strategy and economical developing requirement and is also suitable and capable for Xinyi Property on developing the real estate.Chapter six:the profound influence of complex community to the urbanization process in the real estate industry. It describes the inevitability of the formation of this special real estate developing mode- complex community and its profound influence on the development of the society and the city.Chapter seven:conclusion. It introduces the conclusion of this thesis.
