In recent years, with the accelerating urbanization process, it is particularly important to the scarcity of land resources, urban expansion by the plane to the three-dimensional development, the development and utilization of underground space becomes a new direction of urban development. "Property law" promulgated in 2007, for the urban underground space land value evaluation and selection of evaluation methods has provided a legal basis. The paid use of underground space has become an inevitable trend, how to manifest the value of land-use right to the underground space, establish an effective price system and evaluation methods become urgent problems at present. However, in the process of underground space development, the function of the underground space show diversification trend, mainly reflected in the large underground space, and used in shopping mall, parking lot, the construction of culture, entertainment, etc. Research carried out based on the development and utilization of underground space, the usage of urban underground space is divided into for-profit and nonprofit. This research is mainly to study the profitability of underground space, namely the underground commercial land.Due to domestic underground space development and utilization is still in its infancy, there are still insufficient in many ways. The first part of this article, the research background and significance, research status at home and abroad, research ideas are introduced. The article second part, the related basic theory and method are introduced. The article third part, the urban commercial buildings on the ground and underground factors affecting land value, this paper compares and analyzes respectively the effect factors of the ground and underground land prices was introduced and key links. The article fourth part, the urban underground space of commercial building land value evaluation methods are introduced. The fifth part, a shopping plaza in Tianjin as an example for analysis. The sixth part, is the conclusion and prospect. The main conclusions of this paper is as follows:(1) When the same structure and the layer number of real estate, excluding the underground space of land use, we don’t have to consider the ground buildings share part of the value of the underground building, can take to evaluate marketing; When including underground space of land use, the cost of the pile foundation of the underground to the ground buildings and underground. Because the engineering of a large number of statistical evidence, from the point of view of cost allocation, the ground buildings foundation need to share a certain percentage of the value as the cost, so this article selects the ground buildings share 15% of the real estate to calculate total value.(2) In terms of the choice of evaluation methods, should consider the actual situation to choose. Underground space comparable transaction instance of the few cities, unfavorable use marketing; Cost method of operation process is too complicated, you usually need to large-scale investigation, a huge waste of manpower and material resources, also do not generally use; Convenient for measuring net income for underground space development and utilization project, income method can be used.
