In 2014 the Chinese real estate market regardless of the rise and drop, it is still the most popular topic in the economic field. The chinese property market is still hot, this is an indisputable fact. But behind these phenomena, many real estate projects have arisen with the quality, schedule and cost issues. Of course, these problems were caused by many aspects of reason, but it is undeniable, the main reason is the project management, many problems of real estate project management is the most critical factor that determines a successful project. In 2006 the Ministry of Construction published the code of construction project management, which standardized the various aspects of the project management in the organizational structure, quality, schedule, safety, cost evaluation, contract. It improved the level of the project management greatly in our country.Shenzhen is the first-tier cities in china’s property market, including well-known large real estate developers, such as VANKE real estate, INVESTMENT real estate, OCT real estate, Chinese BAOAN, etc. Which a large number of real estate development companies have strongly influenced on the national real estate market, the problem of the Shenzhen real estate project management is widespread, such as lacks supervision in the early design scheme of project management, how to be well implement the whole process control, in the process of project implementation manage risk awareness and so on. How to find out the existing problems in the project management, and further find the countermeasures to solve the problem, which is the focus in this paper. The related research to Shenzhen real estate project management will have some positive significance.In this paper, the research object is the project management practice of " Shenzhen ZS building ". This paper mainly analyzes the present situation and countermeasure research in the real estate project management, This thesis is mainly divided into three parts. The first part includes the first chapter and the second chapter:the prolegomenon, the basic theory of the real estate project management. The two chapter mainly made some general observations in theory, so that the readers have a simple understanding about the content and the real estate project management theory in this paper. The second part is the third chapter, this chapter mainly analyzes project management present situation and the existence question in " Shenzhen ZS building ", and real estate project management present situation and causes of the problem analysis in Shenzhen. The third part includes the fourth chapter and the fifth chapter, the fourth chapter mainly uses scientific theorys and methods, put forward the optimization and countermeasures about the real estate project management, the fifth chapter is the conclusion of this paper, make the prospect of China’s real estate project management. The focus of this paper is the third chapter and the fourth chapter, take scientific approach and management theories at home and abroad. In the instance, not only comprehensive analysis of the project management problems in "Shenzhen ZS building ", but also analyze the problem of the real estate project management from the investment units, design units, construction units, the advisory unit every aspects. The paper proposed the corresponding countermeasures, in order to provide some help to solve practical problems.
