Commercial real estate is the government, developers, investors, media, a hot even ordinary citizens are concerned. Commercial real estate in the process of social development, as an important support for city of GDP, on the progress of the whole society, social wealth increased plays an important role in.The concern is with the2011residential real estate to encounter a series of macro-control restrictions, housing market cooling significantly, while commercial real estate development opportunities unprecedented favorable. But the domestic commercial real estate after a hot investment and development in recent years has also exposed many problems, has seriously hampered the healthy development of China’s commercial real estate. Investigate its reason, mainly is the lack of understanding of the nature of the commercial real estate developers and law, lack the theoretical guidance and scientific method system. At present, the domestic commercial real estate developers are from the residential real estate and, for the lack of understanding of commercial real estate, ignoring the organic combination of real estate development and commercial operation. Use of residential real estate development model, although real regardless of business, the real estate development, commercial business and property management three seriously out of line; do not pay attention to the project location and location, only pay attention to architectural planning and design, contempt, business planning, resulting in the overall project layout unreasonable; ability of management specialization degree is low developers, investors, operators, caused by the act of one’s own free will, cannot realize the unified management of the operation. The whole process of developing the operation simple and medley, difficult to play a powerful advantage of the system.Aiming at the existing problems of China’s commercial real estate, through the systematic study of the field of commercial real estate and analysis, combined with the I engaged in commercial real estate development15years of experience, the life cycle theory using the project system research and further elaborates the development and operation of commercial real estate. First through to the domestic and foreign commercial real estate development and operation mode of comparative analysis, clear the advantages and development trend of unsold property development and operation mode, lay the foundation for the whole life cycle development operation mode. Analysis of the present situation and problems of the development and operation of the commercial real estate in China, on the basis of the application of life cycle life cycle of commercial real estate development and operation mode and organization structure model theory, and carries on the system analysis and the elaboration to the whole life cycle of business operation process in the foundation of the development and operation mode and organization structure model; at the same time in the life cycle of development and operation mode of commercial real estate sectors and the operation ways of system analysis. Finally, through the actual case to my actual participation in Wanda Plaza project analysis, the key link in the actual case analysis on the development and operation of the project life cycle of commercial real estate development and operation mode of system verification, show that this study is very effective.
