From 2020 to 2022,affected by the COVID-19 epidemic,the retail commercial industry became the hardest hit area,many small and medium-sized enterprises went bankrupt,the demand of the commercial real estate rental market decreased,and the pressure on the rental level of shops had a significant impact.According to the National Bureau of Statistics,investment in real estate development totaled 13,289.5 billion yuan in2022,down 10 percent year on year.The area of commercial housing for sale at the end of the year was 563.66 million square meters,an increase of 53.43 million square meters over the previous year.The operation pressure of commercial real estate projects continues to increase,how to improve the level of investment risk management of commercial real estate projects is an important research content of project management.As the epidemic has been effectively controlled,real estate was discussed in the framework of major economic and financial risks at the 2022 Central Economic Work Conference,and effective prevention of real estate risks became the focus of the meeting.This means that preventing financial risks has become an important part of real estate.The report of the 20 th National Congress of the Communist Party of China put forward: "Promote the urbanization construction with county towns as the important carrier." In 2023,the No.1 central document emphasized again: "Promote the integrated development of urban and rural counties." At present,our country has about 500 million people live in rural areas within the county area,and about 250 million people live in the county seat or county level city area.This paper takes A commercial real estate project as the research object.First of all,through a lot of reading of relevant literature,field investigation and research,the related concepts and theories are studied and elaborated in the paper.Through further sorting out the research on the identification of risk factors of real estate projects in the academic field,giving full play to the advantages of various research methods such as interview method,and on the basis of fully combining the characteristics of A commercial real estate project,the risk factors of A commercial real estate project are identified.Secondly,based on the research background of commercial real estate project risk management,risk management theory and life cycle theory,risk identification and analysis are carried out from the perspective of developers in the life cycle of commercial real estate projects from four perspectives: project approval stage,planning and design stage,construction and implementation stage,investment and operation stage.The risk factors are evaluated by fuzzy comprehensive evaluation method.Finally,based on the previous research results and the development status and demand of A commercial real estate project,this paper puts forward suggestions on project risk management and puts forward effective and feasible risk prevention measures.On this basis,this paper puts forward suggestions on risk control and treatment methods,constructs a set of whole-life cycle risk assessment model,gives full play to the risk identification and assessment function of the model,further defines the different effects of different types of risk factors on the project,and provides reference for related units to better carry out risk management...
