After a series of policy regulation and suppression in the real estate market, the investment boom of the housing market tends to return to cold, commercial real estate’s advantage has been gradually revealed, with the process of integration in urban andrural areas accelerating significantly, no clear inhibition on policy and its high investment return, more and more investors, developers, etc are targeting on commercial real estate. It is because of this kind of investment boom, however, the present situationof the development in commercial real estate market become chaotic, along with non-essential commercial use in a large number of land, and comme rcial projects frequently copied also resulted in the phenomenon of homogeneity is more and more serious.This is not only a waste of land resources, but also to peoples and nation’s property,and irresponsible behavior to the development of commercial rea l estate market.This article is precisely under such background, with the use of literature analysis,questionnaire survey, and establishment of an evaluation model and method, this paper analyzed the theory and literature from domestic and overseas on t he commercial real estate and orientation of the project. Based on the value chain of commercial project and the result of synthetic analysis of many factors affect project orientation of commercial real estate, these factors are reclassified, and a evalua tion system of thesefactors is set up, the weight of each factor on the orientation of commercial real estate project can be get through this comprehensive evaluation system. So that it can provide the basis for the orientation of commercial real estate, meanwhile the dipartitedegree of each influence factor is more distinct, so as to be able to accurately guidethe orientation of commercial real estate projects, can effectively avoid the blind development of and reduce development risks also. At the same time, this paper uses theAnalysis Hierarchy Process and the Technique for Order Preference by Similarity to I deal Solution to score and rank some commercial projects, the validity of the projectorientation of commercial real estate factors evaluation system is verified.
