In hypothesizes of residence prices can be affected by structure and location, there are some spatialdistribution disciplines of residence prices, that residence prices in business centers of a city can be higherthan other areas. But this is experience summing-up, we need data and a scientific method to show spatialdistribution disciplines appropriately. This paper studied the spatial distribution of property prices inUrumqi, which is based on ArcGIS and Sufer. And it has collected the price of residence in Urumqi from2010to2013; using the method of spatially Kriging derived price contour maps and three-dimensionalmodel spatial interpolation techniques to analyze. This article tried to find the spatial distribution ofresidence prices in Urumqi, and to explore the dynamic mechanism of the formation. The main conclusionsare as follow:(1)The paper concludes that the residence price spatial structure in Urumqi is polycentric island model,the price decreases from t multi-center oval and circle, appears different in some regions. There aresignificantly lower residence prices was scattered the peak of residence prices; the spatial distribution ofresidence prices has obvious regional, the density of Isogram about residence prices was vary greatly fromeach other; the same type of residence which divided by price distributed relatively concentrated residential(2)Urumqi city residential property prices generally obvious spatial agglomeration pattern, alsopresents the spatial heterogeneity and a small amount of discrete distribution; In different distance scalespace agglomeration phenomenon is more obvious, with the increase of the distance scale, high and lowconcentration range expanding on the whole, the minority area high or low residential area with distancescale increases significantly phenomenon is not obvious. Landscape, the factors such as traffic, cityplanning affects the housing price spatial distribution pattern formation.(3)In view of the situation of Urumqi residence price spatial distribution and evolution trend of thefuture, the government strengthen the old first, shantytowns, and upgrading of traditional commercialservice environment, promote habitat suitability. And then adjust the residence structure, promote residencedevelopment of high-price region. Finally in the new town development, the implementation of housingscale development and decrease social differentiation.
