As the real estate market and the urbanization developped quickly,the supply and demand of residence took place great changes.For the real estate market of residence research, we not only need study the spatial distribution of residential price, but also need study its evolution rule over time. On the one hand,the literature is lack of that scholars using the method of geography space analysis to study the residential market of Taiyuan in recently;on the other hand, the study is to reflect the development of social economy and spatial structure of Taiyuan’s different areas. The paper explores the characteristics of spatial distribution of residence price in Taiyuan and its evolution rule over the time,the main researches this paper do are as follows:(1)Get residential price distribution forecast maps and three-dimensional diagrams of Taiyuan at every stage.The paper is taken six district of all the newly built commodity residence house in sales and for sale from 2010 to 2015 in Taiyuan as the research sample,which is divided into 2010-2011,2012-2013 and 2014-2015 three stages.According to longitude and latitude of the building and urban planning,draw the relevant point,line and side layer,then establish the spatial database.With GIS software for exploratory data analysis and Kriging prediction at every stage,get three residential price distribution forecast maps and three-dimensional diagrams.(2)Get the characteristics of spatial distribution of residence price in Taiyuan at different stages and its evolution law.Combined with distribution forecast maps, three-dimensional diagrams and the actual circumstances of the residential market in Taiyuan,the paper researches the characteristics of spatial distribution of Taiyuan’s residence price from the overall to local,and explores its evolution rule over the time in further.(3)Combined with the function of buffer and the hedonic price medol, analysis various factors on the impact of Taiyuan residential prices in different stages.When studying influence factors,the study uses the method combining qualitative analysis with quantitative analysis. To begin with, we use buffer to qualitatively analysisthe driving factors of the spatial distribution of residential prices.Taking school,hospital,subway,trading area,Fenhe and park as center,the paper selects an appropriate bufer distance to research these factors. Based on the above qualitative analysis,establish the hedonic price medol to further quantitatively analysis the influence degree of various factors at different stages.
