| In recent years, with the acceleration of urbanization, the squatter settlements in city have been unable to meet the needs of the socio-political and economic development and people’s life. The squatter settlement rebuild caused attention of provinces and municipalities, and gradually accelerated squatter settlement rebuild, Zhengzhou city government issued the "opinions on the Zhengzhou city Government to accelerate the squatter settlement rebuild" etc., to promote the squatter settlement rebuild. The No.188building Located in Longhai Road intersection with No.1road in downtown area in Zhengzhou is the focus of Railway Bureau of Zhengzhou City squatter settlement rebuilds project due to the Age-old buildings, outdated facilities, poorly designed and infrastructure imperfect.In this paper, it takes the Zhengzhou Railway Bureau squatter settlements rebuild project as an example, and try to analyze the venture management of it, based on the previous theoretical studies on venture management. The study includes three aspects:Firstly, it analyzes the problems of Zhengzhou Railway Bureau squatter settlement rebuild project in venture management. Zhengzhou Railway Bureau squatter settlement rebuild project jointly developed by the Zhengzhou Railway Bureau, Real Estate Development Corporation and the National Investments Co., Ltd. It is commanded by Zhengzhou Railway affordable housing construction headquarters. The venture management approach is "one of management level, two accounting, and three-course venture management implementation ", but the awareness of venture management is poor, the venture management funds are inadequate, risk management mechanism is not sound in venture management of Zhengzhou Railway Bureau squatter settlement rebuild project.Secondly, it tries to identify the key risk points in the project. It uses the FMEA method to identify the venture factors and investigate the factors in Zhengzhou Railway Bureau in squatter settlements rebuild,and draw the conclusion that the resettlement project venture, financing venture, the risk of design changes, schedule delays venture are the key ventures.Thirdly, it puts forward the countermeasures to the venture risk for the project key point. Zhengzhou Railway Bureau squatter settlement rebuild both need to take the proper placement of the relocates, seek cooperation developers, deepen the design to cope with risks, and need to strengthen the awareness of venture management, increase investment funds, and construct the man-made body of accountability mechanisms methods, to prevent the risks.In this paper, it takes a wide analysis of real estate market data and the learned general theory of project venture management, combined with real estate development, management knowledge and work practices in Zhengzhou Railway Bureau squatter settlement rebuild, drawing the following conclusions:First, the demolition venture is the most critical factors in the squatter settlement rebuild; second,to identify venture factors is important; Third, squatter settlement rebuild project ventures can be circumvented. |
