Research About Housing Affordability Of Urban Households In Urumqi

With the constant improvement of the level of economic development and the advancement ofurbanization, the real estate market also gradually appeared the overheated investment, commercial housingsales prices rose too fast and too much, unreasonable structure of housing supply, market order and so on aseries of problems, increasingly widespread attention from the whole society. Which is associated withurban households housing burden is getting heavier and heavier, especially for low-income groups in thetown residents, soaring house prices created serious imbalance between their income level, thus "lookingroom it", are excluded from the housing market, in which the group’s basic living requirements not met, thisis not conducive to a country or region’s economic development, employment and social stability. Underthis background, if the urban residents have affordability of house has become the focus of the wholesociety. In this essay we choose Urumqi as the study area, analyzes the status quo of the real estate marketdevelopment and urban residents income, by PIR model and residual income method, measuring theaffordability of urban households in Urumqi, and adopt the method of comparative analysis, compared withthe housing price to income ratio of other city that economic development similar to Urumqi, and evaluatedthe urban residents family housing affordability in Urumqi, according to the result of field survey and thesmall sample verification analysis, draw a conclusion that the housing price to income ratio is high inUrumqi, the residents’ housing burden heavier. On this basis, using multiple regression, and combining thequalitative analysis method to analyze the influence factors of housing affordability, and finally put forwardcountermeasures and suggestions of urban residents housing affordability in Urumqi.
