With the connection between Chinese economy and the world economy and theaccelerating process of economic globalization, Chinese economy makes a spurt of progressin the past40years. As a pillar industry of China economy, Chinese real estate exploitationgets unprecedented development. However, the rapid development of the economy oftenbrings some hidden crisis lurking in the high-speed economic development. Once aslowdown in the economy happens, the ignored or concealed dangers will manifest, it willmakes great economic loss. The real estate industry is no exception, at present, thedevelopment of real estate industry pays too much attention to the immediate economicbenefits, ignoring the potential risk on the real estate industry may cause economic disaster.From the economic crisis occurred in twenty-first Century, it is not difficult to find the factthat the company cannot stand up and keep going without good risk management skills.Therefore, for a real estate exploitation company, it is necessary and important to study onthe risk management problems in the real estate development project, and evaluate thecurrent enterprise risk management ability.In this paper, for the economic situation of the current real estate development industry,we take the risk management problems of S company River Villa Real estate developmentproject as the research object and background analysis, analyze the possible risk in Realestate development projects, and present a risk identification method and the riskidentification process. On this basis, according to the characteristic of the S River-View VillaReal estate exploitation project, we establish the risk evaluation index system of S companyRiver Villa Real estate exploitation projects, and give a method for index evaluation basedon the method of AHP. By using the evaluation method and the evaluation system, weevaluate the ability of risk management in river view villa real estate development projectsof S company. For the evaluation results, we provide some specific strategies to improve andenhance the ability of risk management of real estate exploitation project in S company.
