The real estate market in China after ten years of golden development, in recent yearsappeared in real estate prices weak, the risk of real estate inventory is increasing. Changes ofresidents purchase consciousness, rigid demand went, speculative buying by manyrestrictions, coupled with the already beginning to show real estate bubble and other factors,which caused the real estate market in China is gradually declining trend. Analysis of theindustry, in order to China’s real estate market downward pressure. In2014December,shows the national70City real estate price trend, there are59city decline. The real estateindustry has gradually entered a cyclical callback period.Our existing real estate enterprises want to respond to this emerging industry crisis,must take effective measures to deal with. One, strengthen performance management, toestablish a performance management system more scientific and reasonable is to deal withthe decline in real estate prices must pay attention to aspects of. Performance managementhas become China’s real estate industry universal attention of management means, a lot ofenterprises performance management to the strategic level of the whole enterprise.Through research on the existing performance management system of the enterprise,and the interview of company management and staff, extend relevant performancemanagement questionnaire. Using the qualitative and quantitative analysis method, hasstudied carefully the present situation of the performance management system of theenterprise is currently running, such as, the essence of performance management to carry outthe deficiencies appear, performance management, performance management standards inpractical operation, etc.. Then from the target setting, performance counseling, assessmentfeedback, rewards and punishment acceptance four performance management such asin-depth analysis of reasons for the diagnosis problems of the performance managementsystem in enterprise operation. Combined with the specific reason, thinking about how todevelop effective coping strategies. Finally for the development of the enterprise to improveand create new performance management system.After in-depth research, the author suggests that the XD real estate enterprise shall inthe performance management system design in the design of new, pay attention to the following three aspects of performance management system: one is the design ofperformance management support system construction; and then focus on top managementto promote and support, position system, focus on the optimization of enterprise culture;two performance management system design, application specific programs and examinationresults including overall strategy, the design of performance management classificationassessment; three is the design process of the implementation of performance management,through a full range of design, guarantee the performance management cycle dynamic linkclosely buckled, put in place. The improved mechanism and the establishment ofperformance management to keep pace with the times, that is, according to the presentsituation of the future development of enterprises and the emergence of new problems,timely adjustment and revision of the original performance management system mode.Through the study of this paper hopes to provide some useful suggestions forperformance management of XD Real Estate Company, to enhance the company’s overallmanagement level, improve the company’s core competitiveness in an increasinglycompetitive real estate market, safeguard the long-term healthy development of the company.This paper can provide some new ideas to do performance management for other domesticreal estate enterprises. I hope this article can provide some help for the performancemanagement of real estate enterprises in china.
