In recent years, the price of Chinese houses is soaring high. Result in such phenomina, there are various influencial factors such as fianical system, commercial system, market structure, etc. It’s of practical significance to clear various influnencial factors of real estate market development and guide the development of real state market, reducing housing bubbles and making real estate going smoothly. Starting with customers’ behaviours, the thesis discribes the main consumers and researches on the present conditions of real estate market in small and medium-sized cities. Taking the real estate market in Linfen, Shanxi province as an example, the thesis focuses on present development situation, the existing problems and opportunities of real estate market in small and medium-sized cities. From the main viewpoint of consumers, the thesis explores consumers’ subjuctive factors which influence on real estate market in small and medium-sized cities, then puts forward some realistic suggestions and decisions, hoping to provide references for the decisions made by local governments, real estate developers, etc. The essential contents of the thesis are as follows:Firstly, from a macro point of view, it analyzes development situation of real estate market in small and medium-sized cities and the correspondingconsuming requirements; Secondly, basing on the census data of realstate market of Linfen city, the thesis has a profound research on thecustomers’ behaviours of real state market in small and medium-sizedcities from some aspects like housing situation, housingrequirements, purchase decisions, etc. Thirdly, from the main view ofcustomers, the thesis explores various influnencial factors of realstate market in small and medium-sized cities. Lastly, combining theprevious researches, the thesis puts forward some reasonablesuggestions of regulating real state market in small andmedium-sized cities. From the research result of the thesis, theauthor makes a conclusion that housing prices in the real statemarket are decided by main reactions between supply and demand.As for the customers, the differences of the abilities to purchasedirectly influnence whether they purchase houses or not. However,customers’ decisions and purchase behaviors, which are indirectlyinfluenced by perceived risk and pschological expectation, willinfluence housing price changes in real state market.Generally speaking, the strong demand, perceived risk andpschological expectation of customers will, to some degree,construct the real state market in small and medium-sized cities.All in all, the thesis is an active attempt to research the influencialfactors of real state market sociologically. In the meanwhile, due tothe limitation of author’s research scope of knowledge andacademic abilities, the thesis simply explores some influnencialfactors of real state market from main views of customers. It hasn’texploited and explored other influnencial factors of real estate market, which needs further research and analysis in the comingfuture. In addition, because of the investigation conducted only inLinfen city, the data collection is hard to reach something perfect,which to some extent, will influence the credibility of researchresult.
