Since the adoption of reform and opening policies, the quantity of Chinese cities have increased dramatically with the rapid progress of urbanization. Among the boom cities, over 90% are small and medium size. In order to make the progress develop healthily and sustainably, it is not only of vital necessity for promoting domestic-need and improving people's lives, to make a good estate development, but also considered as an important event concerning the coordination development of the regional economy and people's lives of the country.This thesis based on the coordination development of the regional economy, analyzed the present situation and problems of the small and medium-sized cities' estate market development and also puts forward the corresponding solutions. In the meantime, an objective assession for the development potention is given, so as to make good use of the favorable factors in the future exploration and facilitate its healthy development, in order to achieve the goal of increasing the quality of people's lives and the coordination development of the regional economy. Based on sufficient considerations concerning the cities, such as the sectional position, economic development lever,administrative division of the cities and so on, this thesis takes Zhang Jia Kou as the research object to make a thorough analysis of the development tendency of the civic economy and the present situation of "need-supply" in the estate market as well as the development potention. This provides with sufficient and potent facts for the thesis.The main theory and relevant regulations concerned in this thesis are as follows: methods and consequency analysis of the market research; Location theory of regional economy; planning theory of small medium-sized cities; land policy and financial policy in recent years and so on.The research of this thesis will be helpful in filling the blank of the small and medium-sized cities estate market. Speak in concrete terms, this thesis made positive exploration in the following aspects.First, take the small and medium-sized cities estate market as the objects of study, make use of data on land, estate development, bargaining, market survey and so on, analyzed the current developmental situation and the characteristics of our country's small and medium-sized cities eatate comprehensively.Second, has established the basic model of the small and medium-sized cities estate investment policy-making, namely "land supply analysis - market supply and demand level determination - investment risk analysis - management strategy".The research indicated that: The small and medium-sized cities estate market is unstable, easily influenced by outside factors; the market capcity is limited, but the quality of the products has wide promotion space; with the urbanization speeds up, universally speaking, the development potentiality of the small and medium-sized cities estate market is big, has a bigger development space. If performs the suitable guidance, combine self-development with the way in which deppend on external aids. On macroscopic, to hold the urban-development localization; on microscopic, to standardize enterprise behavior and to draw attention to the details of the products, the small and medium-sized cities estate market then may develop to a healthier and stabler direction. As one of the national pillar industries, its development will certainty to promote the economical development of the whole region.
